Quiet living between Dayton and Huber Heights
Pheasant Hill is a leafy, secluded neighborhood on the border of Dayton and Huber Heights. Forests run through Pheasant Hill, making it feel further from the city than it is, while nearby retail centers and thoroughfares make for convenient commuting and shopping. While the neighborhood doesn't have much beyond its many spacious, well-maintained homes, that's the reason many homebuyers choose the neighborhood. With a CAP Index crime score of 2 out of 10, the neighborhood offers a quiet, scenic community just a stone's throw from everyday conveniences and the Wright Paterson Air Force Base. "This area is really popular for military families moving to the city because it's affordable, the houses are big, and there's shopping and the interstate nearby," says Kerry Santiago, Realtor with Coldwell Banker Heritage Realtors, who's sold homes in the neighborhood. "Plus, the base is probably 10 to 15 minutes away."
Lots of space for diverse homebuyers
The neighborhood offers potential homebuyers a wide range of options. Developed after 1980, it features midcentury ranch-style homes, split-levels and two-story New Traditional homes with three or more bedrooms. Prices range between $180,000 and $400,000 for roughly 1,600 to 2,500 square feet of space. The neighborhood also has a few condos selling between $120,000 and $200,000 for 1,300 to 2,000 square feet. "They're pretty decent-sized houses for first-time buyers, families and even multi-generational families," says Santiago. Throughout the neighborhood, residents enjoy quiet cul-de-sacs and large yards, many of which back up onto local woodlands. Neighbors get to know one another and build support networks, especially for incoming military families. "A lot of people that come here with the military want to retire here or try to get follow-ons here," says Santiago, who's from a retired military family.

Students zoned for Huber Heights School District
While Pheasant Hill is technically part of Dayton, it's within the Huber Heights School District. Students attend Wright Brothers Elementary or Monticello Elementary, depending on where they live in the neighborhood. Both have a C-plus rating on Niche. Weisenborn Junior High has a C grade, while Wayne High School has a C-plus. Wayne High is known for its successful football program, which has produced multiple NFL players. It's also the alma mater of famed alt-rocker Kim Deal, frontwoman of The Breeders and Pixies. Santiago says the neighborhood is also about 6 miles from the Air Force Institute of Technology, or AFIT military school. "A lot of folks try to get follow-ons to stay here because the school is great for their career," she says. AFIT offers programs in civil engineering, strategic force studies, systems and logistics, as well as a nationally recognized, Carnegie-classified graduate school.

Closest highways and commuting to the military base
There's no direct bus service to Pheasant Hill, so for most residents, owning a car is the best way to get around town. The nearest major thoroughfares are Ohio State Routes 201 and 4, which run from Downtown Dayton to Interstate 70. It's about an 8-mile, 15-minute drive from the neighborhood to downtown and roughly the same distance to the main entrance of Wright-Patterson Air Force Base. Commuters should be aware that reaching the entrance requires driving all the way around the base. Drivers are also about 5 miles from the nearest I-75 onramp and under 8 miles from I-675. The Wright Patterson Passenger Terminal is under 9 miles east, and Dayton International Airport is 14 miles northwest for air travel.
Thomas Cloud Memorial Park is all about sports
While there aren't any parks in Pheasant Hill, they are located right around the corner. Small green spaces like Owens Park and Cottonwood Park offer well-maintained playgrounds and sports courts just outside the community's border. Two miles southwest, Thomas Cloud Memorial Park expands on these amenities. On 124 acres, the park has 15 courts for tennis and basketball, 10 ball fields, 10 soccer fields and a sand volleyball pit. Kids run around the playground and splash park while other visitors pay their respects at the veterans memorial. The neighborhood is also just 1 mile from the MetroParks Mountain Biking area, which features miles of groomed trails for beginner and advanced riders. For indoor recreation, Santiago says, "There's a really great YMCA in Huber Heights, and when I have new people come into town, I always tell them about that YMCA."

Shopping and dining options along Route 201
Pheasant Hill is a strictly residential area, so residents travel outside the community to shop and dine. Just 1 mile away is Ohio State Route 201, which is lined with restaurants and shopping centers. The closest options are casual eateries like Godfather's and Marco's Pizza. To the north in Huber Heights are more options, ranging from nationally to locally recognized chains. Victor's Taco Shop is a favorite for Mexican meals, while Sands Seafood and Sports Bar is packed on game days. The bar offers a diverse menu of freshly caught and cooked seafood, from crab cakes and shrimp po'boys to seafood boils. A couple of doors down is an Aldi, but a Kroger 2 miles southwest of Pheasant Hill is a slightly closer option for residents. Roughly 5 miles north, along I-70, are the nearest department stores and The Rose Music Center at The Heights, a massive outdoor amphitheater. "Great musicians coming into town perform there," Santiago says. "They just had ABBA perform there." The venue also hosts various concert series, from the Summer Wine Tasting Series to the Blue Grass Quality Meats Cookout.

I love m neighborhood however, the schools are declining in overall educational standards. The area is quiet and for those who are required by their occupation to live within city limits of Dayton the area is convenient.
