"You still have opportunities to travel about 15 minutes away." Hill highlights the proximity of cities like DeLand, which is just 8 miles south, offering access to retail, shopping and historic downtown.

Midcentury cottages and ranch-style homes are arranged on grids around Highway 17. Thickets of maples and bald cypress trees shade open backyards, paved driveways and sparse sidewalks. Hill notes that houses in the community rarely hit the market. "There isn't much available inventory," Hill says. "Even when the housing market was doing crazy good, only about 30 to 40 homes were up for sale." The homes near the neighborhood's center are typically under 2,000 square feet and can cost between $185,000 and $375,000. The surrounding area from downtown to De León Springs State Park is more rural and offers a mix of gated subdivisions and working homesteads on ample acreage. Vacant tots can sell for over $60,000 an acre, reflecting a recent interest in developing DeLeon Springs. New construction in this area usually covers over 2,5000 square feet, ranging from $400,000 to $700,000.

Rudy's Fresh offers greens and tomatoes
Spring Garden Vineyard pays homage to the area's original name and is a popular go-to for U-pick Muscadine Grape Season in August. Rudy's Fresh Produce farmer's market sets picnic tables, food trucks, and covered booths beside U.S. Highway 17 for fresh fruits and vegetables. McInnis Elementary gets an upgrade
Local children start at Louise S. McInnis Elementary, which has a C-plus rating from Niche. The school became the first building in DeLeon Springs to connect to the town's new centralized water system, which will ensure consistently safe drinking water for students and staff. Students move to T. Dewitt Taylor Middle-High, located 12 miles north of the town, and remain there through 12th grade graduation. The school earns a B-minus from Niche and has a 16-1 student-teacher ratio, lower than the state average.
