If you want access to parks while staying close to a metropolitan district, Chatfield Bluffs balances the bright lights of Denver with proximity to nature.

Homes for sale in Chatfield Bluffs are primarily multi-level options with garages, some adorned with stonework around the facing of the garages. Prices for the area typically range between $500,000 and $800,000 and Craftsman is one of the area’s most popular styles.

Though there are no parks within the Chatfield Bluffs neighborhood, the entire southern border and beyond is occupied by Hildebrand Ranch Park. The 1,671-acre area also has Denver Botanic Gardens Chatfield Farms within it on the banks of Deer Creek, which flows through the park. Chatfield Farms operates as a nature refuge and operational farm, while Hildebrand Ranch Park boasts more than seven miles of trails for hiking, biking and horseback riding.

“There’s great hiking and walkability, and it’s nice to have something very close,” says RE/MAX team leader and associate Kim Davis. “You can walk right to both the botanic gardens and Hildebrand. You’re just so close to the foothills with hiking and mountain biking. It’s great for recreational purposes, and Chatfield Lake is great too.”

Chatfield State Park lies just to the southeast across Highway 121, where you can go boating on the lake, soak up the sun on the swim beach or visit the Audubon Center to learn more about nature. Wingate South Park makes up the northeast border across Highway 470. The mile-long park offers a pair of playgrounds, a basketball court and a pond. If you’re on a Frisbeeing kick, you can toss the disc at a designated field in the neighborhood’s northeast corner.

Students attend Shaffer Elementary School, Falcon Bluffs Middle School and Chatfield High School. The trio all score a B+ or better with Niche. A high percentage of students at Chatfield High engage with athletics throughout the school year, from football and cheerleading in the fall to ice hockey in the winter to baseball and swimming in the spring.

For local fare, pop into Homegrown Tap & Dough, which aims to celebrate the state’s culture while serving its customers with delicious pizza, sandwiches and more.

“Tap & Dough is off of Ken Caryl and newer – people really like it,” Davis says. “In Kipling corridor, as far as restaurants, there’s a little pocket – everyone loves Los Dos Potrillos, a Mexican restaurant on this side of town. You go in there and run into people you know all the time.”

At Los Dos Potrillos, grab a quesadilla, burrito or taco with chips and queso, or peruse the menu for options including Veracruz-style fish, Mexican-style shrimp or Monterey chicken.

Department stores like Kohl’s are also in the Kipling area, and the Chatfield Bluffs region is about half an hour’s drive from Denver’s metropolitan area while staying close to the rolling foothills. Sports fans can head to Ball Arena for Nuggets and Avalanche games, cheer on the Broncos at Empower Field at Mile High Stadium or have a chance to watch some baseballs sail through the thin Colorado air when the Rockies play at Coors Field. The Nuggets and Avalanche both have recent championships in the NBA and NHL, respectively.

“It’s a very community feel,” Davis says. “I think the reason why people love Chatfield Bluffs is the accessibility to all the great recreation that’s right there, the accessibility to the highway and you’re so close to the foothills here."
