As part of the series of Columbine Knolls neighborhoods in the south suburbs of Denver, near the community of Littleton, Columbine Knolls South II is one of two more recent neighborhoods. “Ken Caryl Avenue is the dividing line between the older and the newer subdivisions,” says Kathleen Hofstra, a Realtor with RE/MAX Professionals, who has been selling houses for over 30 years. “Knolls II is south of Ken Caryl and is the newest of the three, and it was developed in the late 1970s.” Like the other two, the Homeowners Association is very active, with various events sprinkled throughout the year, including an egg hunt during the Easter season, a community-wide garage sale in the summer and a tour of the neighborhood’s Christmas decorations in December. The group also coordinates various recycling and shredding events throughout the year. There are rules that the homeowners association enforces, including for signs and flags that are displayed on properties. The dues are about $300 a year.

Winding roads with attractive houses

With a price range from $650,000 to a million dollars, the homes are primarily colonial revival, split-level and modern contemporary. As you drive down the winding roads of the neighborhoods, the houses are on quarter-acre lots with neighbors close by, and the sidewalks are close to the curb. The oldest homes in the area are from the late 1970s, including a side-split modern design where the second level of bedrooms is above the garage. The main floor is the living space with a kitchen and family room. The typical home will have three to four bedrooms and between 2,500 and 4,100 square feet of living space.

Jeffco Schools makes the grade

Students attend public schools within the Jefferson County School District Number R-1. Locals call it Jeffco Public Schools. It’s a highly regarded district, getting an A-minus overall grade on Niche, with the highlights being the quality of teachers and the amount of college preparation students get. Coronado Elementary School has a 17-to-1 student-to-teacher ratio and has a B-plus overall grade. The Jeffco Public School District has ranked Falcon Bluffs Middle School as the top middle school in the district in improvement in the Language Arts and Math assessments. The school gets a B-plus overall rating, with over 600 students attending. Chatfield High School is rated an A-minus, getting the same grades for academic rigor, the quality of teachers and in the category of clubs and activities.

Park spans neighborhood

A paved walking trail connected to a park and Coronado Elementary School traverses the width of the Columbine Knolls South II neighborhood. Coronado Park has nearly two miles of trails; all are paved and mostly considered easy. There is a section with a slight slope that some may consider more difficult. A full basketball court is part of the nearly 18-acre facility and a playground. In addition, there’s an unlighted tennis court, two picnic shelters and two acres of green space. The entrances of the trail area are near Wadsworth Boulevard and off Carr Street.

The local pizza joint

Pizza cravings can be satisfied at Southside Pizzeria, run by two brothers who grew up close to the area and are focused on using local sources whenever possible to make their food. The drinks fall into the same category as they have an assortment of local craft beers, along with wines and spirits that originate in the area. At the corner of Wadsworth Boulevard and Chatfield Avenue is a King Soopers for food provisions. The location also has a Starbucks inside.

Need for a vehicle

Less than a ten-minute drive to the east is the light rail station at the corner of Santa Fe Drive and Mineral Avenue. Close to this stop is over 1,000 parking spaces. The Regional Transportation District runs the light rail system, and the station is about 15 miles south of downtown Denver. A car is needed since the bus routes don’t go that far south in the Denver metro area.
