Cory-Merrill is a highly desirable residential community known for its proximity to Washington Park. The neighborhood was named after two schools in the community, Cory Elementary and Merrill Middle, and much like its merged name, residents here often come together at various gatherings, some of which are made possible by the Cory-Merrill Neighborhood Association. It's not just a tight-knit community that can attract residents. "People come to live here because they want that suburban feel within the urban corridor," says Taylor Lawton, a Realtor with LIV Sotheby's International Realty who grew up in Denver. "It's kind of secondary to Washington Park, which is reflected in the pricing here." Throughout the years, the area's housing market has evolved. Older, post-World War II properties used to line all the streets; however, due to increasing demands and no available lot space, many of these homes have been replaced with contemporary builds that sell for higher prices. Residents will enjoy the fact that Cory-Merrill has some retail and dining options along Colorado Boulevard, but people here often head towards other retail-heavy corridors like Old South Gaylord Street to explore the Denver area's many local establishments. With easy access to downtown Denver and surrounding retail-heavy corridors, residents get the calm community they desire without any kind of disconnect from city amenities.

A shift in housing styles: Older properties and new constructions that sit in their place
Small bungalows and brick ranch-style dwellings built for soldiers returning from World War II initially represented the architectural scene in the neighborhood. However, due to growing demands, many of these homes have been scrapped, and contemporary McMansions, often with asymmetrical Craftsman features, sit in their place. Properties range from around $580,000 to nearly $3 million, depending on their age, size and location. Prospective homebuyers can purchase one of the remaining older homes for price points on the lower end of that range, but many of the newer properties go for over $1 million. "It's affordable pricing for the luxury sector of Denver. The immediate neighborhoods around Cory-Merrill have average price points of higher than $2 million," says Taylor Washam, a broker with Compass who lives in Denver and has experience working in the neighborhood. Properties here sit on grassy lawns that stretch toward narrow, tree-lined sidewalks. Many residents park on their driveways or the street. Locals here do not often have to adhere to HOA guidelines.

Washington Park and Observatory Park
Those who live right on the neighborhood's western border will be less than a mile away from Denver's biggest park, the 155-acre Washington Park. Tree-dotted grassy grounds serve as popular picnic areas and venues for local musicians like the Denver Municipal Band. Bikers and walkers explore different paved paths; the Meadow Loop offers a relaxing route that winds through grassy expanses where walkers can see kids playing soccer, and the Smith Lake Loop is popular among those who want a waterfront walking experience. Canoers spend the day on the lake while anglers watch as they fish. Another nearby option is Observatory Park, which is just north of the neighborhood. The park's highlight is the University of Denver's historic Chamberlin Observatory. Denver Astronomical Society members host open houses on the park's south lawn, where visitors can look at the sky through telescopes and ask any questions they may have.
