Worlds also collide with the variety of housing options. Cottages and brick ranch-style homes, many with detached garages and wide front porches, offer 700 to 1,000 square feet of space and cost between $500,000 and $700,000. Maple trees shade the sidewalks, accenting the neighborhood’s green gardens and manicured lawns. “It’s really desirable here, even though prices trend a little higher,” Neumann says.

First meals to fourth meals

When it’s time to brunch, locals head to the mural-adorned Jelly Café. Nearby, Birdcall puts a modern spin on the classic chicken sandwich. Students sit shoulder to shoulder with University natives to catch a Broncos game at Stadium Inn, a longstanding community fixture known to locals as The Old Standby. Public and private schooling in Denver

Asbury Elementary, which receives a B-plus Niche grade, has been recognized as a Whole Child Distinguished school, offering support beyond academics. Students can progress to Grant Beacon Middle School, which receives a B grade from Niche, before graduating from South High School—ranked in the top 8% of public high schools in Colorado and boasting an A, according to Niche. Parents can opt for their kids to have a private school education with a 7-1 student-teacher ratio at St. Anne’s Episcopal School, located in the area.

Harvard Gulch Trail connecting parks

Residents enjoy fresh air on the paved walking trails while children run through the playground at DeBoer Park. The Harvard Gulch Trail weaves through the park and continues west, meandering behind homes and across streets before reaching Harvard Gulch Park. Getting around the university

Interstate 25 cuts through the northern part of University, which leads directly into Denver in 5 miles. There are several RTD Denver bus stops dispersed throughout the community, and University of Denver Station picks up travelers using the light rail. AdventHealth Porter is a general hospital located centrally in town.
