College living with quiet comfort
Residents of University might agree that they don’t have to be in college to enjoy college-town energy. This suburb south of Denver offers all the spirit of youthful adventures with the comfort of an established, well-maintained residential village. Around the campus, there’s a lot of student housing and nightlife, but a few blocks removed, it gets calm and sleepy—coined by locals as the best of both worlds. Whether looking for a home close to the University of Denver or just hoping to find a cozy neighborhood with food variety and easy access to major highways, University can provide as much or as little excitement as folks need.

Cottages, Contemporaries and condos
Worlds also collide with the variety of housing options. Cottages and brick ranch-style homes, many with detached garages and wide front porches, offer 700 to 1,000 square feet of space and cost between $500,000 and $700,000. These quaint dwellings might neighbor larger, 2,000- to 4,000-square-foot contemporary builds with Craftsman architecture, wood or stone accents and even rooftop balconies, generally priced from $1 million to around $1.5 million. There are also both established and renovated condominiums and apartment complexes on the market for $1 million to upwards of $3.5 million. “The real estate is pretty varied, and there are great options for first-time homebuyers,” says Sam Neumann, a Realtor and host of the YouTube channel, Denver Living with Sam Neumann. Maple trees shade the sidewalks, accenting the neighborhood’s green gardens and manicured lawns. “It’s really desirable here, even though prices trend a little higher,” Neumann says.

First meals to fourth meals
When it’s time to brunch, locals head to the mural-adorned Jelly Café. Nearby, Birdcall puts a modern spin on the classic chicken sandwich. Students sit shoulder to shoulder with University natives to catch a Broncos game at Stadium Inn, a longstanding community fixture known to locals as The Old Standby. And after-hours, the sizzling aroma of freshly shaved grilled lamb draws folks into Jerusalem Restaurant. On the west side, Safeway is the go-to for groceries and weekly essentials.
The interior space at Birdcall is small, but most prefer the outdoor patio anyway.
