Small city just south of the Metroplex
Built along Sycamore Creek, Edgecliff Village became an incorporated town by a vote in December 1950. After the vote, the village saw three phases of housing additions that have now grown to a city with 4,000 people. A primarily residential area, the village is south of Arlington and Fort Worth in the Metroplex and along Interstate 20. “You get to live in a small town, but you get easy access to multiple major cities,” says Edgecliff Village Mayor Mickey Rigney. “We have our own city hall and volunteer fire department. When I talk to my constituents they always echo that love it here because you get that small town feel, but its not to far to major events.”

Multiple traditional housing options
The original home inventory in Edgecliff Village was built over three phases from 1962 to 1978. These tend to brick ranch homes on narrow neighborhood streets with limited trees. More recently, newer subdivisions feature traditional Craftsman bungalows with built-in garages. The homes feature compact, nicely manicured lots on winding neighborhood streets with sidewalks. Prices range from $187,000 to $446,000, but buyers can expect an original ranch property to sell for around $285,000, while the newer Craftsman bungalows will go closer to $375,000. “It probably wouldn’t be your first home, as it’s a little more expensive. But then not too expensive to leave many people out,” says Dana Meeks, an associate broker and Realtor with Century 21 Mike Bowman, with 13 real estate designations.
Along with standard ranch style homes, Edgecliff Village also boasts a wide variety of mid-century modern style homes.

Two different school districts based on locations
Edgecliff Village is zoned to either the Fort Worth Independent School District (FWISD) or the Crowley Independent School District (CISD), both grade as a B-minus on Niche. The split is almost 50-50, and Rockmoor Drive is the line. Homes northwest are districted into the FWISD and attend Greenbriar Elementary School and Rosemount Middle, earning a C from Niche, and South Hills High School. South Hills scores a B-minus on the site and offers a dual enrollment program with Tarrant Community College. Houses on the southeast are in the CISD and attend C-plus-rated Sycamore Elementary, H.F. Stevens Middle School, both earning a C, and Crowley High School. Crowley earns a B-minus and has a campus exclusively for ninth graders. If parents don’t want to send their children out of Edgecliff Village for school, there are two charter school options. The Texas School of the Arts is for kindergarten through fifth graders, scores an A-minus on Niche and has a curriculum to develop enrollees' artistic and academic prowess. The Idea Edgecliff School serves K-12 students, earns a B-plus from the site and is a tuition-free charter school.

A trip to Hallmark Park
Edgecliff Village City Hall offers a community space and community center. The center holds business meetings for the city and community groups, while the outside area is home to community events and an open green space. Spanning almost 30 acres, Hallmark Park is a Fort Worth City Park about 3 miles south of Edgecliff Village. Locals use the park’s walking trail that crosses along the Sycamore Creek. The trail also leads to a playground popular amongst the town's youngest folks. The park features multiple sports courts, including basketball and tennis courts.
Hallmark Park offers plenty of sporting and outdoor activities to Edgecliff Village Residents.

Quick drive into the Metroplex
In a small, primarily residential village, residents can take care of weekend errands by heading to the Kroger on McCart Avenue. While the area has multiple chains and fast-food restaurants near the interstate, local spots are less plentiful. However, Giovanni’s Italian Kitchen has served the community for over 25 years and is known for its creamy fettuccine alfredo and stuffed mushrooms. For more of a night out, locals are most likely to make the less than 10-mile trek to Downtown Fort Worth, where they can dine at upscale restaurants like Waters Restaurant and Toro Toro Fort Worth. Edgecliff Village is also about 20 miles away from Arlington, where residents can head to check out the NFL’s Dallas Cowboys at AT&T Stadium or the MLB’s Texas Rangers at Globe Life Field.

Edgecliff Village city government promotes community gatherings with several events and special groups. One of the major events is the Halloween Festival. The festival is fun for all ages and has a costume contest, activities for kids like fire truck rides and bounce houses and plenty of food. “The fall festival is always well attended. It is a good chance for us in the city government to interact with our citizens,” Mayor Rigsby says. Other Village events include city cleanups, National Night Out and Independence Parade. Garden enthusiasts can exercise their green thumbs by joining the Edgecliff Village Garden Club or keep watchful of their neighborhoods by becoming Edgecliff Village Citizens on Patrol, volunteers who work cooperatively with the Tarrant County Sheriff's Department.
I-35 borders Edgecliff Village, making the greater DFW very accessible to residents.
Commuting through the Metroplex effortlessly
Residents benefit from being conveniently located at the I-820 Loop, which passes through 11 cities, including Fort Worth and Interstate 35W, which serves the entire Metroplex. Trinity Metro provides a public transportation option to get around Fort Worth with multiple stops on Altamesa Boulevard, Village Parkway and McCart Avenue.
