Hillside homes with elaborate landscaping and resort-style amenities

Local Realtor Isabel Bond says, "There's a lot of open nature areas and hiking trails, and some homeowners grow fruit trees or keep horses. It's such a lovely place to live, most people stay quite a while." Streetscapes here undulate in gentle curves, echoing the lake's organic shape. Across the neighborhood are massive mansions cradled in a vegetation carpet punctuated by boulder formations. Many homes are adorned with elaborate landscaping, and larger estates often include solar panels, resort-style pools and large driveways. Custom homes exude a stately character, with elaborate stone terraces, broad balconies and romantic archways. Smaller single-family homes are expertly crafted with decorative stonework and sturdy stucco columns. In contrast, Spanish-influence homes feature succulents and broad vistas. Most of the home prices in this community range higher than the state average, ranging from $900,000 to as high as $2.0 million dollars.

Favorite local restaurants and national franchises along I-15

Hernandez HideAway, a favorite local restaurant since 1972, is tucked in the south of the neighborhood. Local Realtor Isabel Bond says, "It's an old-fashioned Mexican restaurant that everyone loves. After you hike around the lake, it's the best place to enjoy some incredible margaritas." Orfila Vineyards & Winery produces French and Italian varietals in the rolling countryside just a half-mile east of San Pasqual High. Locals are within a mile of the bustling Escondido Mall, home to dozens of franchise retail stores, salons and coffee shops. Black Angus Steakhouse, The Cheesecake Factory and Red Robin are national chain restaurants around the mall. Locals meet at the On the Border Mexican Grill and Cantina on Tuesdays at Taco Fix. The mall includes an anchor Target store; however, most residents head north for grocery shopping.

High marks at Escondido Union School District

Public school students are served by Escondido Union School District, starting at Bernardo Elementary. The school has an overall A-minus rating on Niche and offers a digital citizenship and technology curriculum. Students move on to intermediate and secondary institutions such as Bear Valley Middle and San Pasqual High School. Both schools have at least an overall B-rating on Niche and are located east of I-15. The high school features before and after-school programs based on student interests, ranging from gardening and ballet to graphic design and journalism.

Driving on lakeside avenues

Walkways snake through the neighborhood, providing walkers and joggers routes to the lake. Still, most residents depend on cars and trucks to get around. Luckily, the community is just west of the I-15 express lanes, where commuters can take the 30-mile commute back from Downtown San Diego to Lake Hodges.
