Bucolic community near Escondido’s medical and light-industrial corridor
There aren’t any wineries in Vineyard, but the neighborhood is home to the vast Stone Brewing World Bistro and Gardens. The brewery is a short walk from Palomar Medical Center in a medical, business and light-industrial corridor comprising the northern half of the neighborhood. The nearby southern half is more residential, with the new Harmony Grove Village and other planned communities dotting former farmlands. “It’s an old agricultural and horseracing area,” says Alex MacLachlan, the president of the Downtown Escondido Business Association and “modern housing needs have caught up to it.” This means Vineyard is a good fit for homeowners who want to reside within a bucolic landscape but also have quick access to major local employers and medical facilities.

The residential mix includes mobile homes and Spanish Revival houses
Mobile homes range from a two-bedroom unit in Moonglow Mobile Home Park near the Palomar Medical Center for $148,000 to a three-bedroom unit with mountain views in Escondido Views Mobile Home Park for $545,000. A three-bedroom Spanish Revival house in the View Terrace community runs $615,000 while a four-bedroom Spanish Revival with a pool in Summer Creek is $1.2 million. Homes built in the mid ‘90s in Hidden Hills have panoramic views, Spanish-style architecture and open floor plans. Vineyard is home to the nationally famous Stone Brewing World Bistro and Gardens. “The restaurant and gardens are there, and it's a beautiful place to have dinner and take tours and do tastings,” MacLachlan says. The brewery, once the 9th largest in the U.S., was purchased in 2022 by Sapporo USA for $165 million. Elsewhere in the northern industrial sector, locals stop by small restaurants that are tucked between automotive and home improvement stores. Biscuits and gravy is the dish to order at Home Sweet Home Café, popular for its old-school diner fare. Tina’s Too is a casual stop for coffee, breakfast and delicious deli sandwiches. Locals shop for groceries at Albertsons.

A STEM building and a performing arts center are new additions at Del Dios Academy
It’s not all work and no play at Miller Elementary School, where teachers might lighten the winter blahs with a Spirit Day & Lunch Dance Party, when kids dress like someone who inspires them. Niche awards the school a B. Classes at Del Dios Academy, the local middle school, spotlight the arts and sciences. A new STEM building and a new performing arts center recently opened on campus. Niche grades Del Dios a B-. Escondido High School offers its students a good mix of classes, from Advanced Placement to courses spotlighting agriculture and industrial arts. Trails crisscross the nearby Del Rios and Elfin Forest Preserves
Hikers can access numerous trails at the Del Dios Highlands County Preserve just south of the neighborhood. The Del Dios Highlands Preserve Trail climbs to an overlook with scenic views of Lake Hodges. Eleven miles of multi-use trails ribbon beside oak trees and chaparral in the nearby Elfin Forest Recreational Preserve. Kids can swoop down the slide and play basketball at 4th of July Park, a San Diego County Park in Harmony Grove Village subdivision.

Easy access to the I-15 and downtown Escondido
Vineyard sits at the junction of Highway 78 and the I-15 just west of downtown Escondido. San Diego is 30 miles south. North County Transit District (NCDT) Bus 353 runs through the neighborhood and links Palomar Medical Center with the Escondido Transit Center. The neighborhood is separated from Carlsbad and other oceanfront communities to the west by a range of hills, and a beautiful country drive links locals to the coast. This means Vineyard is also a good fit for those who want proximity to the beach. "It’s for someone who wants to be coastally close without coastal prices,” MacLachlan says.

How Vineyard got its name
And how did it get the name Vineyard, when there are no wineries in the neighborhood? The region once held two longtime egg ranches, which were sold to make way for Harmony Grove Village. MacLachlan suggests that the name Vineyard, created fairly recently, is more evocative than Chicken Farm.
