Homebuyers searching for a new construction home in Eureka probably will find themselves shouting this town’s name sooner rather than later. This Missouri city on the western edge of the St. Louis metro region, has plenty of recently and new construction homes. The options are helping to absorb the city’s population, that’s grown nearly 30% since 2010 to more than 13,000. Through the expansion, Eureka has maintained a small-town feel, with restaurants that know regulars’ orders and a grocery store where shoppers will likely run into someone they know. Residents also have access to highly rated schools and are less than 30 miles from St. Louis. “It’s a growing city, and it’s got an amazing reputation,” says Realtor Kristi Monschein of Compass, who has 46 years of industry experience. “It offers a lot of convenience, and things are being built around it to keep it that way.”

New construction continues in Eureka
Some of the city’s home inventory dates to the early 20th century, but its housing stock has mainly been new construction since the turn of the millennium. Suburban-style subdivisions are abundant, and feature sidewalks and well-manicured lawns. “Eureka had a lot of undeveloped land, so they’ve been able to do a lot of new construction,” Monschein says. “They’ve kind of capitalized on that midrange price point. Homes have stayed anywhere from $350,000 to $550,000, and it has been their hotspot.” Most of the newer builds in Eureka are new traditional Craftsmans’ with floor plans between 1,300 and 4,000 square feet. Eureka's average home price is $428,000, a 2% decrease year over year and 22% less than the national average.

Local businesses have strong foothold
With new residential construction comes commercial development following suit, and that’s exactly what’s happening in Eureka. “Everything is growing around these new subdivisions,” Monschein says. “Where they seem like they might’ve been off the beaten path, they’re coming in and building gas stations and big-box stores. They’re growing right along with the homes.” The big-box stores haven’t overtaken Eureka’s local businesses, though, according to Realtor Josh Kahn of Coldwell Banker Premier, who has more than 20 years of experience. Most of the city’s local businesses are downtown along Central Avenue. That’s where the small town roots shine through. Staff at spots like Hola! Mexican Food and Red Door Liquor and Cigars know locals’ orders by heart. There’s a Schnucks grocery store just north of downtown. “You’re going to end up seeing 15 people you know every time you go into Schnucks, so be sure to dress up a little bit,” Monschein says.

Lions and Legion Parks are both located on Bald Hill Road and offer baseball fields and playgrounds. In 2023, the two parks received a combined $2.5 million in renovations to the fields, parking lots and other amenities.
Six Flags St. Louis is in the northwest corner of Eureka. Spanning 132 acres, the theme park features 32 rides, nine attractions and is associated with Hurricane Harbor water park. “Locals visit the park probably as much as out-of-town visitors,” Monschein says.
The city has two community centers – the Eureka Community Center and The Timbers of Eureka Recreation Center. The latter features a fitness center and a gymnasium. These can come in handy, especially in uncomfortable weather, in a region that experiences warm summers and cold winters. Eureka is also known to experience flooding at times when heavy rain hits, though plans are in place to construct two flood walls to mitigate the risk.
