With a network of lakes at the heart of the neighborhood, much of life revolves around freshwater activities. “There’s a public beach, but then the residents have an association with a lot of private beaches,” says Christine Howard, a Realtor with William Raveis Real Estate who’s lived in Fairfield for years. “You pay a fee that contributes to having lifeguards and kids swim teams and activities.” Locals often attend community events hosted by the Lake Hills Association or enjoy fishing, swimming and boating in the largest waterway, the Samp Mortar Reservoir.

Kayaking and swimming in freshwater lakes
Samp Mortar Reservoir has several small, private beaches for members of the neighborhood association to spend time lounging and swimming. Kayakers often launch watercraft to paddle across the sparkling water. At the public Lake Mohegan Recreation Area, locals find a larger beach where they may wade into the lake. Next to the beach, kids enjoy a splash pad and playground. Nature trails wind through the woods near the water, allowing people to walk their dogs or head out on trail runs as they enjoy lakefront views.

Some houses encircle the Samp Mortar Reservoir and have direct waterfront access, but many of the neighborhood’s homes are on peaceful, tree-lined streets. Houses with reservoir access often have docks and yards where homeowners appreciate views of the forest that frames the blue reservoir. These homes tend to cost the most, with Colonial Revivals from the mid-1900s selling for $1.4 million to $1.6 million. Cape Cods, ranch-style homes and Colonial Revivals built around the same time are less expensive when located on forested lots. "Since Lake Mohegan is more on the outskirts of Fairfield, houses tend to be a little cheaper," Howard says. These properties cost between $650,000 and $1 million.

Highly rated public schools near the neighborhood
Children can begin at Jennings Elementary School and then progress to Fairfield Woods Middle School, both of which earn A ratings from Niche. They then advance to Fairfield Warde High, which scores an A-plus. The high school offers technology education courses, where students can study subjects like computer-aided design, graphic design and transportation technology. Nearby, there are two local options for post-secondary education: Fairfield University and Sacred Heart University are both Catholic private colleges.

Restaurants on Black Rock Turnpike
Howard notes that the neighborhood is bisected by the Black Rock Turnpike, a major roadway lined with local and chain restaurants and shops. In the morning, locals pick up breakfast sandwiches from Country Cow Deli, a casual cash-only spot. Nearby, Everest is a popular Indian eatery where people order tikka masala and garlic naan. Layla’s Falafel serves casual Mediterranean fare, and diners grab plates of freshly rolled sushi from a conveyor belt at Shumi Revolving Sushi. The Turnpike also has grocery stores like Trader Joe’s and ShopRite. On the same route, shoppers browse the aisles at retailers like Gap and T.J. Maxx.

Seasonal neighborhood events by the lake
The Lake Hills Association organizes members-only seasonal events, like fishing derbies, beach clean-ups and neighborhood meetings. In the spring, there’s the annual Easter egg hunt, and in late April, a polar plunge, where participants quickly dash in and out of the frigid water. There are a couple of neighborhood socials with wine and snacks, and family gatherings with food and activities throughout the summer. Come early October, the neighborhood celebrates with a fall festival. Later in the month, there’s the Halloween event called Lake Chills, where kids dress up for the costume parade and gather for spooky stories around a bonfire. Late December brings the Santa parade: Families line the streets and wave to St. Nick as he passes by with his cheerful entourage.

Commuters merge onto the Merritt Parkway or Interstate 95
Residents may be able to walk to the beach, but they mostly rely on cars to get around. The Merritt Parkway connects drivers to nearby cities in Fairfield County, and locals can travel on the Black Rock Turnpike to link with Interstate 95. Both are popular with commuters going 22 miles northeast to New Haven or 60 miles southwest to New York City. Those making the trek to Manhattan will usually take the commuter train; Metro-North Railroad’s New Haven line makes the trip to Grand Central Terminal in about 90 minutes. The train station is about 5 miles south of the neighborhood.
