White Rock is where newly built homes and subdivisions meet the rural lanes and rolling hills of northwestern Arkansas. And while it may feel slightly remote, it’s only 7 miles from downtown Fayetteville and 3 miles north of the small town of Farmington, offering quiet, outdoor scenery with an easy commute. Fayetteville's suburbs have expanded into the rural areas over the last couple decades, including in White Rock, where there's an increasing number of planned communities popping up on what used to be farmland. “The area west of the city is becoming more popular. It’s got that quick access to the city that people want," says Realtor Tania Mahoney-Vasquez of Collier & Associates, who has worked in real estate all over northwest Arkansas and Fayetteville since 2016.

New residential developments as well as older homes
Most homes for sale in White Rock are contemporary residences built in the last 25 years. Typically, floor plans offer between 1,500 and 2,750 square feet of room, although a few larger homes are also in the area. Homes from the last five years are found inside Woodridge and Creekview developments. Older homes built before the influx of new developments rarely come on the market. According to Flemming, buyers can score a modest 20th-century ranch for as low as $200,000, but most homes list between $330,000 and $550,000. Although the Ozark Mountains may provide insulation from severe storms, Northwest Arkansas is susceptible to tornadoes, which have affected nearby cities in recent years.

State champion-winning athletics at Farmington High
Although residents in the area have a Fayetteville mailing address, all students attend Farmington schools. Among them is Jerry "Pop" Williams Elementary, which has received a B-plus grade from Niche. Farmington Middle earns an A-minus; locals gather at the school on Independence Day for a firework show hosted by the city. Farmington Junior High, also known as Farmington Freshman Academy, has a B-plus and accepts seventh to ninth graders. In 2023, the state recognized the school for improvements in academic achievements. Farmington High is unranked by both Niche and GreatSchools. The high school offers students an array of award-winning sports teams to participate in, including basketball, football, softball and baseball. The girls' basketball team won a state championship in 2024. "People really seem to like the school district. It's definitely a point of interest for home buyers," says Realtor Tania Mahoney-Vazquez of Collier & Associates, who has sold real estate in Fayetteville since 2016.

Getting to Fayetteville and surrounding towns
The neighborhood is about 3 miles from Interstate 49, a major freeway that stretches north to south across the region. It's also less than 7 miles from attractions in downtown Fayetteville and the University of Arkansas, one of the city's largest employers. To the east, off Wedington Drive, is a MANA Urgent Care. Heading in the opposite direction brings commuters to small villages and towns in the countryside, including Siloam Springs and Prairie Grove.

There's also a Walmart and a Walgreens within 3 miles of White Rock for everyday essentials. Several big box stores and grocers are also available within a 10-mile drive from White Rock, including Target, Sam's Club and The Home Depot.

Visiting parks and natural spaces near White Rock
White Rock's natural scenery means residents are never far from the Arkansas countryside. Bundrick Park is a small public space granted through the Park Land Dedication Ordinance. The ordinance demonstrates the city of Fayetteville's commitment to publicly accessible green spaces. For fishing, walking, and birdwatching, Woolsey Wet Prairie, a 44-acre wetland preserve, is about 2 miles away.
