Situated just about 20 miles southwest of St. Louis’ core, Fenton is a community whose schools are a magnet. This small city of roughly 4,000 people is dotted with opportunities for outdoor recreation, shopping and dining, and home to a sizable industrial park. It’s also known for its two strong school systems — Lindbergh Schools and the Rockwood School District. Both are considered among the best systems in the state by Niche. “It has a tight community feel yet it is only a 10 to 15-minute drive to St. Louis,” says Realtor Stacey Fish of The Fish Group with Keller Williams Realty - STL, a lifelong resident of the region.

Established homes, still full of life
Most of Fenton’s homes were built from the 1960s through the 1990s, and they are a collection of mostly Craftsman, colonial and new traditional-style options. Many have been maintained well over time. Some houses top 4,000 and 5,000 square feet, but here stretch just under 2,000 square feet on average. “There are actually luxury homes. The most popular, though, are the good, middle-of-the-road homes,” Fish says. “Fenton is filled with established neighborhoods.” San Simeon Estates, for example, has well-kept homes built largely in the late 1980s, while Wintergreen Estates offers spacious new traditional houses built in the late 1990s. Most of the city’s housing is north of Missouri State Route 30, and many properties include relatively sizable yards, part of lots that are often about a fifth of an acre or more. Houses in Fenton sell for an average of about $357,000, an increase of 7% year over year, but 35% less than the national average. Listings sell after an average of 28 days, which is also significantly quicker than the average nationwide. It’s common for homes to get multiple offers.
