As one of the last neighborhoods on Fort Wayne’s east side before things get rural, visitors might expect Kensington Downs to lack conveniences. Fortunately for residents, the community features lower-priced homes just minutes from two shopping centers. Attached garages and private driveways are the norm here, accenting a sense of privacy that draws all sorts. “I’ve sold homes to people from Texas, Florida and California. People are coming here from all over,” says Realtor Kammrin Bernard of the American Dream Team Real Estate Brokers. Bernard, who sells throughout Fort Wayne, says buyers are looking for communities such as Kensington Downs when they get to the Summit City. “It’s a very quiet neighborhood and has that suburban feel, but it’s close to so many great amenities. People love it.”

A few home styles to choose from
Kensington Downs’ streets are dotted with mature trees, some lining the roadways and others flanking their homes. Sidewalks are limited along these winding cul-de-sacs, but the roads are wide enough for a casual walk or bike ride. Manicured lots measure up to two-tenths of an acre, with the occasional patio or pool. Home buyers will find a mix of home styles, like compact ranch-style homes built in the 1980s or 1990s and larger contemporary builds from the 2020s. Single-story traditional-style homes are also prevalent. Prices for three-bedroom homes range between $200,000 and $330,000.

Shopping and dining along East State Boulevard and Maplecrest Road
Weekly shopping doesn’t have to mean commuting into Downtown Fort Wayne. Kensington Downs and other east Fort Wayne neighborhoods utilize the shopping center on East State Boulevard. Kroger and its attached pharmacy anchor the shopping center for weekly needs. While there are no restaurants in the neighborhood, the shopping has a few spots to eat, be it Wrigley Field Bar & Grill or Blueberry Pancake House. A short drive north along Maplecrest Road yields big box stores like Target, Big Lots and Walgreens.

A day at Kreager Park or the Rivergreenway
Residents can spend a Saturday at Kreager Park, located half a mile south of the neighborhood. The park has four ball fields and half a dozen tennis courts. Kids can explore the three adjacent playgrounds on the park’s west side. The Maumee River, one of Fort Wayne’s three major bodies of water, passes from west to east on the park’s south end. Residents can walk dogs along the Rivergreenway, a path that follows the curvature of the river. For indoor activities, there’s the Jackson R. Lehman Family YMCA just outside of the neighborhood. The indoor space offers exercise classes, cooking classes and a pool.

The Johnny Appleseed Festival draws many
Locals get to take advantage of the many events in and around Fort Wayne. “The Johnny Appleseed Festival is a big deal around here. There’s food, there are vendors and things for kids,” says Bernard. “It’s really fun.” Over 200 food and craft vendors set up shop outdoors, many more than it used to be. Back in the 1970s, there were roughly 20 vendors, but it didn’t take many years to explode in popularity. For the third weekend in September, residents eat, drink, wander and chat with their neighbors from around the city.

Students can attend Haley Elementary, which gets a C-plus from Niche. They then continue to Blackhawk Middle, rated B. Blackhawk Middle is just half a mile away, so it’s technically walkable from the neighborhood. Snider High rounds out the list with a B grade. Some of its notable alumni include football player Rod Woodson, a top NFL player for 17 years.
Blackhawk Middle School is a public school serving kids grades 6-8, located in Fort Wayne.
J Wilbur Haley Elementary School is a public school in Fort Wayne, Indiana.
Snider High School is home to Fort Wayne students grades nine through twelve.

The Citilink still reaches this little community
Since the neighborhood is on the outskirts of Fort Wayne, downtown commuters have a 7-mile, 15-minute drive west. Residents can use the Citilink, but a bus ride downtown lasts at least an hour. The Citilink does not extend as far as Fort Wayne International Airport, but the 15-mile drive lasts about 27 minutes by car. First Street marks the neighborhood as “car-dependent” and “calm” for its walk and sound scores, respectively. In short, residents forgo the convenience of driving in town for calm and quiet.
Crime and flooding in Kensington Downs
Fort Wayne carries a “moderate risk” of floods, according to RiskFactor. To mitigate the effects of potential floods, the city has over 12 miles of flood control structures in place. An early warning system is also in place to keep tabs on the city’s three intersecting rivers. The Maumee River lies three-quarters of a mile south of Kensington Downs.
The crime rate in Kensington Downs is notably low. According to the CAP Index’s predictive, score-based algorithm, crime on a national level scores a four out of 10. In contrast, Kensington Downs gets a two out of 10.
