An established community that meets today's demand
Large, lush trees line the streets of Fort Wayne’s Monarch Park, a small suburban neighborhood on the east side. Monarch Park is an established walkable neighborhood with sidewalks on most streets. Established homes sell after an average of 10 days on the market. "It's still very competitive, especially houses in the $250,000 range and under," says Realtor and owner Michelle Wyatt of Wyatt Group Realtors. One of the reasons for demand is the adjacent thoroughfare, State Boulevard, which takes residents 6 miles west into Downtown Fort Wayne.

Spending time at Kreager Park
Kreager Park lies a mile and a half east as the neighborhood's closest multi-purpose park. Once a potato farm, the 200-plus acre spot today focuses on sports with soccer fields and tennis courts, along with an inclusive-playground for children of all abilities. It includes a multi-sensory, dinosaur-themed area, a splash pad and a pod for kids. From Kreager Park, cyclists and walkers can access 26 miles of trails along the Maumee River, extending east and west toward Fort Wayne and more rural areas. Because of the presence of pollution, river swimming is discouraged. The Allen County Public Library nearby hosts public activities such as scrapbooking, chain mail jewelry-making workshops and kids' story time hours.

Older homes sell fast
Evenly spaced lots dot the intersecting streets, usually topping out at half an acre. The streets are just wide enough to accommodate one row of parked cars, although most homes have their own driveways. Home buyers will find mid-century split-level and ranch-style homes with mixed brick and siding facades. Smaller three-bedroom ranch-style houses range from $150,000 to $215,000, while larger three- to four-bedroom split-level homes can sell for as much as $250,000.
