As folks drive south from Fort Wayne, a winding river and accompanying golf course catch the eye. One neighborhood adjacent to both these is Southwood Park, one of a handful in the 07-zip code known colloquially as “the hip zip.” “This area has a really cool vibe and a true sense of community,” says Realtor Cory Allen of Regan and Ferguson Group, “and I know not every place has that same level of engagement with their neighbors.” Suburban streets shaded by healthy trees offer just enough privacy to deliver an air of seclusion from the action of the city. A variety of home styles blends with outdoor recreation to create a living experience all their own just four miles outside of Fort Wayne. When folks need the city amenities, they hop on one of two bus lines connecting it to Southwood Park.

A neighborhood with enough architectural styles to suit most buyers
Curving streets feature a charming blend of architectural styles, including nods to Colonial Revival, Tudor Revival, and American Craftsman homes. These unusual builds, no two of which are the same, hug the neighborhood's terrain under a mature canopy of massive trees. “Each home is super unique,” says Allen. “It’s not your typical cookie-cutter neighborhood.” Many homes date back to the 1920s and still display some of their original characteristics, including half-timbering on the Tudors and symmetrical facades or traditional shutters on Colonials. Southwood Park’s fusion of styles is an ode to its history and the residents who exemplify the community. “People love the charm and character of Southwood Park,” says Allen. “The neighborhood is eclectic, historic, diverse and walkable.” Another notable component of this community is the broad range of square footage buyers can expect. “Typically, in a neighborhood, you have all $300,000 to $400,000 homes, but here in Southwood Park, you have the whole range,” Allen says. “There are 1900s mansions and huge historic houses mixed in with cute two-bedroom bungalows and small starter homes. You can go from 800 to 8,000 square feet.” The median price for a single-family home is $203,775. Buyers may find a three-bed, one-bath bungalow for as low as $155,000, while homes spanning 3,000 square feet list for around $300,000. Southwood’s housing market is competitive: listed homes usually have multiple over-asking offers and stay on the market for an average of nine days.

Outdoor recreation in the back yard
Despite its moniker, Southwood Park has no recreational area of the same name. Instead, the community rests adjacent to the Foster Park Golf Course. This course is open to the public for day passes, as well as season passes for the more enthusiastic golfers. Another prominent attraction is, of course, Foster Park itself, which spans 255 acres. Foster Park occupies much of the neighborhood’s west side, framed by the St. Marys River. This slice of verdant heaven maintains stunning flower beds, a playground, two tennis courts and winding riverfront trails. Its three pavilions host community gatherings. Visitors can even find a replica of Abe Lincoln’s birth cabin on the grounds. “There aren’t many places like Foster Park where all different walks of life come together,” Allen says.

Locally owned shops, grocers and venues
The restaurants and shops in Southwood Park promote the community’s close-knit feel. Folks gather to catch up over morning coffee and even have business meetings at the Friendly Fox, a cozy and inviting coffee shop at the north end of the neighborhood that lives by its tagline of “Coffee, Connections and Comfort.” Right next door is Antonuccio’s Italian Market, an authentic Italian and global specialty store rooted in tradition that offers an extensive selection of pasta, wines, meats and cheeses, fresh produce and more. Folks don’t have to go far for an exciting night out, either. “Just down the road is the Clyde Theatre and the adjacent Club Room,” says Associate Broker Justin Herber of Coldwell Banker Real Estate Group. “They have national acts come in. There’s nightly music at the Club Room, with different genres each night.”

The Citilink is always available
Navigating Southwood Park is easy both by car and by bus. The latter, Citilink, is conveniently organized into illuminated bus routes online for locals to follow. Two routes apply directly to the neighborhood: the “Social Security” and “Village Woods” routes. Each of these routes borders the western and eastern sides of the community, respectively, and offers access to Downtown Fort Wayne to the north. During rush hour, the roughly four-mile commute into Downtown takes 30 minutes by bus and half that by car.

Students in Southwood Park attend class within the Fort Wayne Community School System. They begin at Harrison Hill Elementary School, rated C by Niche. Kekionga Middle School gets the same grade and offers various athletics programs such as volleyball and cross country. South Side High School is rated C-plus and is the only high school in Northeast Indiana offering an International Baccalaureate pre-university program for juniors and seniors.
