Live Oak Creek offers a country setting while being close to big city amenities. The master-planned community is in the heart of rural White Settlement, a northwest suburb of Fort Worth, surrounded by rolling hills, a greenbelt and towering trees. Inside the community, residents enjoy trails, sprawling lots and a variety of amenities. “I had a client recently who said she loves it because she gets to see the cows every morning when they come out into the pasture,” says Pat Safian, Global Real Estate Advisor with Briggs Freeman Sotheby's International Realty, serving the Fort Worth area for 22 years. “It’s a nice neighborhood if you’re looking for newer homes, and it’s affordable for being so close to Downtown Fort Worth.” Proximity to a major thoroughfare provides access to downtown in 15 miles and the rest of the Dallas-Fort Worth Metroplex.

Ramblers and traditional brick homes with community-exclusive amenities

Surrounded by trees, rolling hills and pastures, Live Oak Creek is filled with ranch-style homes, two-story traditional brick houses and contemporary properties. The planned community has 800 homes, with a variety of builders, lot and home sizes and several subdivisions throughout. Most were built in the early 1990s, but there are also a few newer subdivisions with modern builds constructed from 2018 to 20202. Prices range from the low-$200,000s for a 1,500-square-foot two-bedroom to the low-$500,000s for a 3,400-square-foot four- or five-bedroom. Lot sizes are spacious, with most averaging over 10,000 square feet, but many stretch over an acre. Some pools have in-ground pools. Most properties have multi-car garages, large, paved driveways and fenced-in backyards. Streets are quiet, and while there aren’t many sidewalks, there’s plenty of space for an evening walk or bike ride. Amenities include a resort-style pool, an extensive trail system, a clubhouse, a splash park, a soccer field and a playground. The community also offers several catch-and-release ponds. Live Oak Creek is in a Municipal Utility District (MUD), a subdivision governed by a board of directors elected by the residents. MUDs finance the subdivision’s water, sewer and drainage facilities.

Live Oak Creek schools make the grade

White Settlement Independent School District serves the area and is ranked the 10th-best district in Tarrant County, according to Niche. Students can attend the B-rated Blue Haze Elementary for Kindergarten through fourth grade, followed by Tannahill Intermediate for fifth and sixth grades, which has a B-minus rating. Blue Haze offers a therapy dog learning program and a theater club, and Tannahill has a running club. For seventh and eighth grade, kids can attend Brewer Middle, which earns a B from Niche. Children can finish their education at Brewer High School, which scores a B on Niche and offers a robotics club and golf and basketball teams.

A greenbelt, community parks and popular lakes for boating and fishing

Residents have a variety of recreational options outside of Live Oak Creek’s community amenities. Falcon Ridge Legacy Park has a playground, a paved trail system and 6 acres of picnic space. The 30-acre George Markos Park offers natural heavily wooded trails, a creek, a playground and a wooden pedestrian bridge. Veterans Park is less than 5 miles east and features the 65-acre Splash Dayz Family Water and Adventure Park, a fishing pier, a sand volleyball court, a softball complex and 2 miles of hiking and biking trails. The park is a popular boating spot and is also home to a Veterans Memorial dedication plaza at its center. Five miles away, Saddle Hills Park includes an 18-hole disc gold course and multi-use trails. The 68-acre Central Park is also 5 miles away and is one of the oldest city parks. Built in the early 1950s, it’s a hub for youth sports like basketball and baseball, along with a large skate park. Lake Worth is 9 miles northwest of the community and is a popular spot for fishing, kayaking and standup paddle boarding. It’s home to several waterfront parks, like Mosque Point Park, which provides several lookout points, rugged paths and 80 acres of lake views. The neighborhood is also 10 miles from Eagle Mountain Lake, which has a marina, fishing spots and parks. “It’s a family-friendly lake, good for catfish and boat swimming,” says Chris C. Walters, Broker and former Realtor. Walters runs LakeHub.com, a platform dedicated to spotlighting over 100 lake communities for over 25 years. “You can also swim and camp.” There’s also a nearby beach at Twin Points Park. “It’s the best beach,” says Walters. “It gets full in the summertime, so you got to get there early, but you can swim, and it has a cool little cove.”

Surrounded by shopping and dining

Most shopping and dining options are along White Settlement Road and off Interstate 820. Anchored by ALDI, Legacy Marketplace provides an urgent care center, CVS, Bank of America, and Ice Box Creamery, an ice cream shop known for its sundaes and unique shaved ice flavors like dill pickle and bubble gum. Walmart and Albertson’s are in the shopping plazas directly next door for essentials. La Pasadista is a favorite for chilaquiles, menudo and breakfast tacos. Mancuso’s Italian Ristorante has been a community staple since 1987, serving pizzas, classic pasta dishes and carafes of wine. Pho House is another popular eatery, serving banh mi sandwiches, pad Thai and spicy noodle dishes. Ridgelea Plaza and Lake Worth Center are both 10 miles away for more shopping and dining options.

An active homeowners' association

Live Oak Creek Homeowners’ Association maintains the community and brings residents together with celebrations. The community has regular garage sales, an annual pumpkin decorating contest and movie night, yard of the month contests, an annual Fourth of July parade and an annual summer kickoff party.

Fifteen miles outside Downtown Fort Worth

Interstate 820 runs along the community’s eastern edge, meeting Interstate 30, which provides access to the rest of the area. Downtown Fort Worth is 15 miles away, Fort Worth Meacham International Airport is 14 miles away and Dallas is a 50-mile drive. There is no public transit serving Live Oak Creek.
