Former farming town turned growing suburb
East Franklin offers single-family homes close to shopping, dining and transit routes in the mostly rural New Jersey town of Franklin. “There’s a lot of small, high-quality mom-and-pop shops and restaurants,” says Corey Jones, a Realtor with Coldwell Banker Realty, who’s been selling homes in the area since 2019. Dutch settlers came to the area around 1650, and the township played a major role during the Revolutionary War. While Franklin Township has traditionally been known as a farming community, it’s become a growing suburb over the past 50 years.
Cape Cods starting in the $200,000s
Cape Cods and colonials from the 20th century, as well as a few contemporary homes built in the past 20 years are common in East Franklin. Properties often have some front and backyard space, driveways and, occasionally, attached or detached garages. Homes tend to stay on the market for about a month and typically sell for $200,000 to $600,000. Townhouses usually go for $400,000 to $500,000.

Shopping and dining along Hamilton Street

Commuting by train and on Route 27
The Jersey Avenue Train Station is about a mile south and offers daily service to Trenton and Penn Station in Manhattan. “There’s a good amount of commuters here,” says Jones. “Some use the train, but most are probably driving personal vehicles.” Commuters can also take state Route 27 to connect to Interstates 287 and 95. New York City is about 40 miles away on I-95 and Trenton is about 25 miles away on U.S. Route 1. Princeton Hospital is 13 miles south and Newark Liberty International Airport is 20 miles north.

Students may start at Pine Grove Manor School, which gets a C-plus from Niche, before going to Franklin Middle School’s Hamilton Street Campus, which also receives a C-plus. They may then attend Franklin High School, which earns a B-plus and offers over 50 extracurricular clubs.

Sports facilities, community pool at Naaman Williams Park
Naaman Williams Park is the largest green space in the neighborhood and has a baseball diamond, basketball courts, tennis courts, a cricket pitch, two playgrounds and a community pool. The Franklin Township Youth Center, which opened in 2023, provides game rooms, a library and an indoor gymnasium. Just a mile north along Raritan River, Buccleuch Park is a 78-acre space with a historic mansion, sports facilities and a 1.5-mile trail. Annual Franklin Day Festival
The town’s largest event is the annual Franklin Day Festival held in September. The festival features live music, food vendors and family-friendly activities. Franklin Township also holds the "Not Quite Wine & Cheese" Art Opening, which celebrates work from local artists.
