Pinedale is ready for its close-up
A former lumber town north of Fresno, Pinedale was annexed by the city in 1973. But the neighborhood retains its sense of independence, and it also has an undersung charm. “Pinedale is its own zip code in the center of North Fresno,” says Gracelyn Martinez, Realtor with Iron Key Real Estate in Fresno. “It’s very quaint.” Homes are older and the neighborhood is high density, but it’s convenient to much of the city. Pinedale students also enroll in the highly ranked Clovis Unified School District, not the surrounding Fresno Unified School District. “It’s very undermarketed and people look past it, but there are some cute, cute homes.” Right now, Martinez says, buyers can get a lot of bang for their buck. More and more homes are being renovated and sold, however, so that “undiscovered” status may change.

Well-tended yards and wide streets in Pinedale
Bungalows and one-story ranchers with tidy lawns are commonly seen, and yards are often fronted by sidewalks. Many homes were built in the 1920s, ‘30s and ‘40s, but modern renovations are often touted in listings. Prices range from $162,500 for a three-bedroom rancher in need of TLC to $305,000 for a four-bedroom bungalow. Streets are wide and have room for street parking, but driveways are common. Well-tended shrubbery provides a bit of ornamentation while trees, including palms, bring shade to many yards. Residents tend to fall into three groups. “There are people who have lived there a long time, and some young professionals and some empty nesters who don't need a ton of space,” Martinez says. A handful of parcels have two homes, and these are well-suited for multigenerational families. The Cap Index crime score for Pinedale is 9 out of 10. Burglary, car theft and larceny score a 10.

Don’t miss the nachos at Westwoods BBQ & Spice Company
Locals are spoiled for choice when it comes to good restaurants. Two top picks are in the Villaggio Shopping Center one mile north. One of these, Pismo Coastal Grill, is an extremely popular spot known for its fresh fish and amazing food, Martinez says. Its neighbor, Sierra Nut House, is another good choice, and it's low-key. “It’s a nice place for intimate conversation, and it’s not so loud and busy,” Martinez says. The nachos, which come with brisket, cheese and avocados, are a must-try at Westwoods BBQ & Spice Company just north of West Nees Avenue. For groceries, locals can pop into the Sprouts Farmers Market grocery store, which borders the neighborhood.

Float a lantern for a loved one at Shinzen Friendship Garden
The River Park Farmers Market sells regional produce every Tuesday beginning at 5pm at 220 Paseo del Centro, about one mile from Pinedale. The Shinzen Friendship Garden at Woodward Park hosts a Toro Nagashi, or floating lantern, ceremony to honor the memory of loved ones in August.

Join a club supporting kindness at Kastner Middle School
Pinedale is part of the Clovis Unified School District, which has a 95% graduation rate. The online Eagles Nest newsletter at Pinedale Elementary keeps families updated about weekly club meetings and sports events. The school earns a B from Niche. The Random Acts of Kindness Club at Kastner Intermediate takes on monthly projects to spread kindness across campus and the community. Niche rates the school an A. Clubs at Clovis West High School include cooking, outdoor adventure and robotics. The school also earns an A from Niche.
Pinedale Elementary serves students in preschool through sixth grade in Fresno.
Northeast Fresno's Kastner Intermediate School serves grades 7-8.

Play disc golf and test mountain bike skills at Woodward Park
Locals admire the beauty of the San Joaquin River from picnic tables at Spano Park one mile north of Pinedale. Another pretty spot is Woodward Park, three miles northeast and the centerpiece of the city’s park system. Woodward’s multiuse Lewis Eaton Trail passes a bluff with river views. The park is also home to a mountain bike skills course, a disc golf course and the Shinzen Japanese Friendship Garden, a pretty spot for contemplation. It’s an easy walk to the playground, basketball courts and children’s swimming pool at Pinedale Community Center. Some of the largest trees in the world soar overhead at Kings Canyon National Park 60 miles east.

Eight major airlines serve Fresno Yosemite International Airport
Downtown Fresno is nine miles south of Pinedale via Highway 41. It’s an 11-mile drive to Highway 99, which links Fresno with Bakersfield to the south. The Fresno Yosemite International Airport is 10 miles southeast of the city. Several Fresno Area Express (FAX) bus routes connect with Pinedale.
