Life in the New West
Life in the Old West, at least according to books and movies, was what one might call “a tough row to hoe.” Whether it was being eaten alive by mosquitos while inhaling pounds of dust during a cattle drive or living with the seemingly ever-present threat of crossing someone whose name inevitably included the words “big” or “bad” (or both) in his name, life was tough for those rough-and-tumble folks of yesteryear. Fortunately for any urban cowboys – or folks who want to live in North Texas – the Garland neighborhood of New West shares only the second part of its name with its older sibling. Unpaved roads and mangy outlaws being thrown into water troughs have been replaced with well-built homes lining quiet streets, rich amenities and easy access to all the big-city delights afforded by the Dallas-Fort Worth Metroplex. “The area has great schools, and it’s in a great location,” says Eric Torres, Realtor for TDT Realtors, serving the area for 18 years. “You’re close to Dallas, and Lake Ray Hubbard is right there, so you really get the best of everything.” In other words, New West is a significant improvement over its original iteration.
Surrounded by parks, trails and a 22,000-acre lake
The Audubon Recreation Center sits at the heart of the community, serving as the central point for recreation and activities for New West. The center, which underwent a $6.1 million renovation project in 2021, offers the largest fitness center in the Garland Recreational system, basketball courts, an outdoor canopy and turf space and an interactive gaming system. At the adjoining outdoor park, residents can play disc golf, cool off in the surf and swim wave pool, and let the kids play or hop on the paved trail connecting to the Duck Creek Greenbelt Trail. This 7.2-mile paved trail, the longest continuous trail in northeast Dallas County, winds its way through the Duck Park Greenbelt, which connects Troth Ablon, Gatewood and Cody parks. A serene escape into nature among the suburban sprawl, the trail takes hikers and cyclists on a forested journey between the Richardson and Garland suburbs. The southern trailhead links up with the Mesquite Heritage Trail, and the northern end connects to Richardson via the Owens Trail. The 12-acre Cody Multiuse Field Park is just south of the neighborhood and perfect for any sports enthusiast wanting to get some practice time in at one of its many fields. For a true getaway that isn’t too far, residents can access Lake Ray Hubbard within 5 miles via Interstate 30. In addition to hiking and biking trails, the 22,000-acre lake is a popular spot for sunbathing on the shore, fishing, sailing and wakeboarding. While here, residents can peruse the shops and dine waterfront at restaurants in the vibrant Rockwall Habor District. Dallas Athletic Club is also 3 miles southwest of the neighborhood, perfect for beginner and seasoned golfers who prefer more leisurely activity.

With a median housing price of approximately $260,000, New West represents one of the more affordable neighborhoods in the area. In fact, the median price in nearby areas is almost twice that amount, with the median price for the Garland city center clocking in at $350,000. The price points are great for the area,” says Torres. “There are homes that fit a lot of budgets, from first-time homebuyers to somebody who’s looking to move into a bigger house.” Most homes in New West were built in the early 1970s and range from $230,000 to $341,000. Newcomers will primarily find brick and midcentury ranch-style homes with a few cottages and split levels sprinkled in. At the lowest price point, homebuyers can snag a two-bedroom, 1,300-square-foot home and a four-bedroom, 2,000-square-foot house on the highest end. New West all offers townhouses in the Two World Broadway subdivision starting at $169,000 for a two-bedroom with $90 monthly homeowners’ association fees to three-bedroom townhouses for up to $260,000. All residents are within walking distance of parks and the South Garland Public Library and within a few miles of Lake Ray Hubbard.
Top-notch schools in New West
Neighborhood students attend schools in the Garland Independent School District, rated the sixth-best district in Dallas County by Niche.com. Students can attend the Classical Center at Vial Elementary in the neighborhood, followed by the Classical Center at Brandenburg Middle and South Garland High School, both next door in the Meadow Creek community. The elementary school, which offers a dual language magnet program and drama club, earned a B-plus on Niche, and the middle school also earned a B-plus. Earning a C-plus on Niche, South Garland High offers swim and tennis teams and a skateboarding club.

Most shopping and dining options are along Broadway Boulevard, the neighborhood’s northern edge. Walmart Neighborhood Market and Ollie’s Bargain Outlet are along this route for essentials, and just a few miles off Interstate 30, residents can shop at Albertson’s, Walmart Supercenter and Goodwill in the Broadway Village Shopping Center. While New West has classic American options like Goldmine for down-home comfort food and Don Burger, its diverse selection of locally-owned Mexican restaurants is where it shines. “You’ll always be close to a taco place, and that’s why I love Garland,” says Patrick Abell, a 26-year Garland resident and Realtor with United Real Estate for eight years. Norma’s Mexican Restaurant is a popular Tex-Mex spot known for its enchiladas made with homemade corn tortillas and chimichangas. Another no-frills family-owned restaurant, La Nena is loved by locals for its flautas, tamales and pozole. And at the bright lime and yellow-colored La Piñita, patrons get heaping portions of taco and sope platters on paper plates. On hot days, locals line up to get their ice cream, churros and mangonadas made with fresh fruit. For more shopping, residents are only a 5-drive from the Market East Shopping Center and Town East Mall, boasting a variety of big-box retailers, department stores, boutiques and more dining options.

Fun on the lake and downtown
Starting in May, the Concerts by the Lake series at Lake Ray Hubbard brings free live music to the Rockwall Harbor District weekly. The Audubon Recreation Center holds a variety of classes for the community, from Zumba to boozing and karate. The city of Garland itself also puts on a variety of celebrations, including a Music Made Here concert series running from July to November, hosted in the Downtown Garland Square, along with a Fourth of July festival and urban markets.
