Rural, equestrian living 30 miles west of Phoenix

At the base of the White Tank Mountains, unincorporated Citrus Park offers quiet rural living in Phoenix’s West Valley. Known for horse properties with ample acreage, the community provides homeowners privacy, proximity to nature and gorgeous views of the White Tank Mountains. According to Citrus Park resident Nikki Doherty, a Realtor with My Home Group, residents here commonly ride their horses and four-wheelers directly to the mountains from their homes. "We don’t even have stop lights or streetlights,” says Doherty. "But we do have a post office and a general store." Citrus Park also has the lowest possible overall CAP Index Crime Score of 1 out of 10, compared to national score of 4 out of 10. Despite their homes being set far apart, residents still feel a strong sense of community. “I'd describe the people here as very salt of the earth,” Doherty says. “Once upon a time we had some kids that thought they were going to do a beer run at the general store. A few people made phone calls and within five minutes, there were five cowboys that showed up, dirt flying, and they had these kids hogtied and ready to be released back to their parents. Nobody even bothered to call the sheriff. It’s a very ‘give the shirt off the back for absolutely nothing in return, it takes a village’ type of place. If you lose your dog you don’t have to think twice about the fact that someone is going to steal it; it’s going to end up on the community Facebook page and you’re going to find it. If someone gets sick in your family, somebody is going to bring you dinner."

Custom horse properties on lots of at least an acre, with developing subdivisions on the outskirts

Home construction in Citrus Park began in the 1980s and continues today. "Largely speaking, here you’re talking about custom homes on lots of an acre-plus,” McCarthy says. These custom properties often feature pens, pastures and grazing areas for animals, including horses and goats. “We have flood irrigation available to us, which is really a luxury in the desert,” Doherty adds, noting the importance of livestock owners being able to have their animals on irrigated pastures. “It doesn’t just appeal to owners of livestock. Those who want to get away from the city and HOA restrictions, those who want to get their horses out of boarding, and those who want to get their boats, RVs and toys out of storage move out here. It’s a very RV-friendly community and it’s good for people with trucks, trailers and toys. Our lots are larger, which allows for nice sized homes and RV garages, and even casitas and guest homes. We see a lot of multi-generational living out here as well.” These custom homes with sprawling floor plans and acreage can go for up to $2 million. On the northern and southern ends of the community, modest-ranch style homes in more recently developed subdivisions start in the high $300,000s, while larger models on lots up to a half-acre can be over $800,000. Undeveloped lots can also be found throughout the entire area. While residents don’t have to worry about noise from street traffic, Luke Air Force Base sits on the other side of the 303, so there's a potential for jet noise.

Wildlife in White Tank Mountain Regional Park and at the local zoo

Immediately west of the neighborhood, White Tank Mountain Regional Park spans 30,000 acres and offers over 30 miles of hiking, biking and equestrian trails; these trails include the half-mile Black Rock Short Loop for all ages and abilities, and the challenging 6-mile Goat Camp trail, which climbs to more than 1,700 feet. Directly east of Loop 303, the 100-acre Wildlife World Zoo, Aquarium & Safari Park is home to 6,000 animals, with the largest number of exotic and endangered species in Arizona. Visitors can spend the day learning about endangered wildlife, or enjoy the family-friendly roller coaster, log flume water ride, and guided safari train through the African Plains exhibit.

A local general store for essentials, with additional shopping and dining within a few miles

Residents can find much of what they need in the neighborhood's Out West General Store, including groceries, livestock essentials and western wear. “We rely on the general store so heavily,” Doherty says. “It’s the heartbeat of our community.” The general store’s Cowboy Cafe is a go-to for pizza, burgers and sub sandwiches, plus sweet and savory fry bread options. Residents can also order cones and milkshakes at the ice cream counter. The Burrito Barn food truck, parked next door and offering covered seating, is a favorite among locals for south-of-the-border fare like breakfast burritos. A recently opened Safeway can be found a few miles north via Loop 303 on Peoria Avenue, surrounded by fast-food chains like Taco Bell and McDonald’s, as well as Trapper’s Sushi Co. with all-you-can-eat lunch and dinner menus.

Served by two school districts

Students here can attend Litchfield Elementary District schools like Belen Soto Elementary, which serves prekindergarten through eighth grade and earns a B-plus rating from Niche. Teens can continue to the B-plus-rated Canyon View High in the Agua Fria Union High School District, where they can enroll in career and technical education courses in fields like agriculture, health science and graphic design.

A beloved bi-annual airshow at Luke Air Force Base

Every other spring, the Luke Days airshow at the Luke Air Force Base attracts residents from all over the Valley. Locals can bring a lawn chair or blanket to this two-day event for a front row seat to all the action, which includes military and civilian aerial performances and a demonstration from the USAF Thunderbirds. There's also a food court and a kids’ zone to visit between performances.

Access to the 303 Freeway helps residents feel connected when they want to be

While Citrus Park can feel far removed, Loop 303 is found immediately east and provides easy access to much of the West Valley. The 303 also leads to Interstate 10 just south, connecting residents with Downtown Phoenix and Phoenix Sky Harbor International Airport, both about 30 miles away. Specialized and emergency medical care can be found at Abrazo Health’s West Campus hospital, roughly 10 miles southeast.
