A peaceful town close to big-city attractions

Front porch living is alive and well in the laidback town of Goochland. Part of the wider Goochland County, this small town is conveniently situated between Charlottesville and Richmond in rural central Virginia. “People love the quietness of this area,” says Linda Johnson, a longtime Goochland resident and owner of Westview Realty Corp. “But they also love the convenience to Charlottesville and Short Pump,” she says, referring to neighborhood north of Richmond known for shopping and dining. Short Pump is less than 20 miles southeast, Charlottesville less than 50 miles northwest. With Interstate 64 running through north Goochland, the drive either way takes less than an hour. “It’s very convenient,” agrees Jennifer Jinnette, a local Realtor with Keller Williams. “Goochland is great for people who want to get to Richmond quickly, especially the Short Pump area, which is a very hot but also expensive area,” she says. “Even compared to other counties close by, like Powhatan, in Goochland, you’re getting a lot more for your money.”

Acreage with a competitive price tag

Homes in this rural enclave sell for anywhere from $499,000 for a fully renovated 1920s farmhouse to more than $830,000 for a Modern Farmhouse-style new build. The median hovers around the $560,000 mark, under the median for Charlottesville and on par with the median for Short Pump. Jinnette, the Director of Sales and Marketing with Vertical Builders, says that a large part of the area’s appeal is the land. “We’re the builder and developer of a neighborhood called Kensington Creek, where lots range from 1.5 acres to over 6 acres,” she says. Kensington Creek homes start at around $750,000. This far from Charlottesville and Richmond, acreage properties are easier to find, and they cost less. But Goochland isn’t so rural that residents won't have neighbors to wave to. “You’ll get a lot of space, there’s tons of nature in the area, but you still get that community feel,” Jinnette says.

Highly sought-after public schools

Local students are served by schools in the Goochland County Public Schools system. There are three elementary schools in the district, all of which are highly rated by Niche. Goochland and Randolph Elementary are the two highest-rated; both earned A-minus grades in 2024. Older students continue their grade school careers at Goochland Middle, which earned a B-plus, then Goochland High, which earned an A-minus. The high school ranks 13th on Niche’s list of the best public high schools in the Richmond area. Between ninth and 12th grade, teens at Goochland High can participate in more than 50 different clubs and organizations, from forensics and model general assembly to debate and ultimate frisbee. Goochland High also offers Marine Corp JROTC and a dual enrollment program called Advanced College Academy, in which students earn credits toward an associate degree. “The schools here are great,” says Johnson. “Years ago, people wanted to send their children to private schools, but particularly in the last 10 years, the community’s public schools have become very competitive to surrounding counties.”

Outdoor activities

The James River runs through Goochland’s south side, allowing for boating, fishing, even white-water rafting. At Tucker Park, locals enjoy more than 30 acres of outdoor recreation along the riverbank. A pedestrian crossing under the Route 522 bridge connects the park’s eastern and western sides. The sprawling park has rustic trails, an outdoor classroom, public boat ramp, playground and the Tucker Bark Dog Park. The fully fenced dog park was built in partnership with Goochland Pet Lovers, a local nonprofit that helps find homes for rescues. Near the middle of town, there’s the Goochland Sports Complex, whose recently expanded interior features a gym and dance studio. Outside, there’s the Goochland Skate Park and several sports courts and fields. Goochland Middle’s baseball and softball teams practice and play here, as do the Goochland Youth Athletic Association’s football, baseball and softball teams. The Goochland Family YMCA and Goochland Branch Library are just half a mile south of the sports complex.

Surrounded by retail, restaurants and recreation

Off Sandy Hook Road, near the center of town, a Food Lion anchors a shopping center that also contains a Family Dollar and Virginia ABC. There are several eateries around the corner, like Hardee’s and Rocco’s Pizza. The Goochland Farmers Market, a quarter mile south, draws as many people for its food trucks and live music as for its locally grown produce. It's open on Tuesday afternoons between May and September. For a fun night out with the family, the Goochland Drive-In Theater is just 14 miles north. This throwback venue shows a mix of current and classic movies, weather permitting. Visitors can sit on the lawn or pile into a car and order up classic snacks like cheeseburgers, popcorn and soda. Along the Richmond West Trail are craft breweries, cideries, distilleries and wineries. Courthouse Creek Cider and Hilltop Distillery, two popular stops on the trail, are off Route 522 just south of town.

A tale between two cities

I-64 runs east to west through northern Goochland. The 30-mile drive to Charlottesville, with attractions like historic Monticello, the University of Virginia and the Carter Mountain apple orchard and cidery, takes about 50 minutes. Via I-64 East, the 20-mile journey to Short Pump’s shopping and dining typically takes less than 30 minutes.
