Within the California East Bay, the Southgate neighborhood of Hayward is known for its pleasant and welcoming suburban landscape near downtown attractions and its convenience to major highways for commuting and traveling to the Peninsula and other Bay Area cities. “Southgate still remains one of those communities where you’ll see people out walking their dogs and children playing in the streets,” says Cristina Bales, a Hayward area realtor at FOHL Realty for over 19 years. With subdivisions full of starter homes and access to tons of green spaces, including naturally sprawling trails and parks, the area is an attractive option for new homeowners wanting to buy into the East Bay market. “People moving in are often families and couples just getting started,” Bales says. “But there are still a lot of homeowners who have been living in the neighborhood for a very long time, so it’s established.”

One-story homes and mid-century ranchers

Southgate’s streets are wide, with well-paved sidewalks guiding through the subdivisions, creating a safe path for families to walk around the neighborhood and to nearby schools. Most homes are one-story properties with three to four bedrooms built from 1955 to 1990. Typical housing styles are classic ranchers, mid-century ranchers and Eichlers. While there are a few two-story homes around the neighborhood, the majority of these two-story, four-bedroom homes are located in the newer La Playa Pace subdivision, situated in the center of Southgate. Housing prices start from around $700,000 and go up to a little over $1 million.

Neighborhood diners and downtown Hayward restaurants

Southgate is located right next to many national dining chains, but there are more local eateries right next to the neighborhood on Hesperian Boulevard, including Black Bear Diner. This neighborhood comfort staple offers classic American breakfast plates in a welcoming diner-style setting. Elsewhere in Southgate are independent spots like Eon Coffee, which roasts its own Arabica beans and serves a healthy menu of wraps, salads and sandwiches. Residents are only a few miles away from Downtown Hayward for the city’s top-rated dining and entertainment, including the Bistro. This popular East Bay tap house bar and eatery is known for its extensive craft beer selections, American-style dishes like burgers and its large entertainment stage for weekly live music. Neighborhood get-togethers and downtown festivals

Residents enjoy an active community in Southgate. “Around the holidays, you’ll see neighbors partake in neighborhood Christmas and Halloween events, and people get together at the community pool,” says Bales. Outside of the neighborhood, locals can take part in numerous annual events in downtown Hayward. The Third Thursday Summer Street Party brings in the crowds for local food, live music, a beer and wine garden, plus a hot rod and classic cars show. Hayward’s Latin Jazz Festival has become a community favorite, with live jazz performances taking place on multiple stages along the downtown streets. Attendees an listen to music while tasting food from local restaurants and shopping at small area vendors. At Christmas, residents celebrate the holidays at Light Up the Season, a winter-themed Hayward lighting ceremony around the City Hall rotunda, followed by festive games and activities.

A coveted Hayward elementary school

Southgate is zoned for a solid public school district. Southgate Elementary is one of the most desirable elementary schools in the area, receiving a B score from Niche. Middle schoolers can attend the B-minus Martin Luther King Jr. Middle School, and upper-level students can attend the B-rated Mt. Eden High School. The high school offers an Eden Area ROP, a popular career-prep program where students can get transferable credits to nearby Chabot College.

A community pool and nearby Eden Greenway

Southgate Park is the main neighborhood park, with an ample open green lawn space, dog-friendly areas and paved walking trails. Residents can play a round of pickleball, shoot hoops or practice tennis serves on one of the site’s many athletic courts. The park has numerous spots for afternoon picnicking and is connected to the Southgate Community Center, which offers group activities for both youth and adults. Nearby, The Southgate Pool Club is Southgate’s highly popular neighborhood pool for cooling off and swim team practice. Right across from Hesperian Boulevard is Mount Eden Park, highlighted by its beautiful rose garden and endless outdoor recreation opportunities, including playgrounds, an interactive fitness course, athletic fields and horseshoe pits. The neighborhood is also connected to part of the Eden Greenway, a three-mile natural haven that travels through many Hayward neighborhoods. Residents can walk or bike along the greenway’s wooded, tree-encompassed paths while spotting native wildlife. A few miles out, hiking enthusiasts can enjoy the 5,800-acre sprawl of Garin and Dry Creek Pioneer regional parks, featuring 35 miles of multi-use trails.

Access to multiple highways and the San Mateo-Hayward Bridge

Southgate’s convenient location is one of the biggest draws to the neighborhood. The 880 Freeway and Highway 92 both border Southgate for quick commuting and traveling, and residents are only a few miles from two Hayward BART stations. The area is also close to the prominent San Mateo-Hayward Bridge for traveling over to the Peninsula, and St. Rose Hospital is located within the neighborhood.
