Comfortable master-planned Henderson community near malls and parks
Compared to nearby master-planned communities, South Valley Ranch in north Henderson is smaller in scale and designed for close connectivity. A unique spiral layout creates a peaceful, private aura. Curvy streets branch off into cul-de-sacs where neighbors and kids socialize across yards, and well-kept sidewalks link every home and block. “South Valley Ranch offers easy access at a lower price point,” says Michael Bartok, president and corporate broker for Henderson Valley Realty since 2006. “And people enjoy the area because there’s not a lot of through traffic.” While it’s also considered more affordable than some other Henderson neighborhoods, its location is valuable. Situated along Interstate 582 and Galleria Drive, residents are close to Nevada’s largest mall and downtown Las Vegas. A water park and birdwatching preserve within a mile or two from home add to the lifestyle options.
Modern desert-vibe architecture with HOA
Aspen Peak condos at the community entrance are priced between $245,000 and $290,000, depending on size and interior updates. Single-family homes are a mix of one- and two-stories ranging in size from 1,100 to 3,200 square feet and asking between $360,000 and $550,000. Developed between 1997 and 2007 and reflecting the building trend of that era, homes are crafted with red tile roofs and Southwestern stucco in peach and sand hues. “It’s a well-designed neighborhood, built by KB Homes,” says Rick Turley, broker and team leader with Keller Williams, who’s been selling in the area since 2011, “and it’s one of the more affordable in Henderson, which is already a comparatively affordable area. It’s also newer than Midway or Pittman.” The community does have an HOA, so yards with desert gravel and palm trees are kept uniformly tidy. Many homes feature kitchen renovations and custom closets. Covered patios and backyard pools allow for entertaining and lingering under the stars.

Central neighborhood park and nearby birdwatching preserve
Residents walk or bike to the 8-acre Rodeo Park, tucked between Sky Forest Drive and Aspen Peak Loop. It’s great for an early-morning run, family picnics or tennis matches. Kids enjoy the covered playground and grassy lawns, and shaded pathways keep dog paws cool on hot walks. “Some homes have a direct view of the park,” adds Turley, “and the whole neighborhood is laid out like a circle around it. It’s all set up for families so kids can ride their bikes around everywhere.”
New Silverbowl Park touches the neighborhood’s northwest corner. Its expansive sports fields are used by local youth leagues, and the public Silverbowl Radio Control Car Track is popular with local RC clubs. For more outdoor fun from March through October, especially on the hottest days, Cowabunga Bay Water Park is less than a mile west. For a quieter outing, head less than 2 miles east to Henderson Bird Viewing Preserve. This 140-acre oasis within the Water Reclamation Facility is home to thousands of resident and migratory birds and a nearly mile-long paved path.

Shop and dine at Galleria and Stephanie Street
A selection of shopping and dining choices are under one roof just 2 miles west in the Galleria at Sunset, a retail destination with more than 130 tenants, including Kohl’s, Dillard’s and the Rodizio Grill — a classic Brazilian steakhouse. Costco, additional rows of stores and fast-food choices sit right across Mall Ring Circle. Stephanie Street Shopping Center, just south of Galleria, is the place to grocery shop at Sprouts and pick up a latte and novel at Barnes and Noble. Retailers here include HomeGoods, Ulta and OfficeMax. Half a dozen eateries share the same plaza. “I love the Panera at Galleria,” says Turley, “but there are so many places to eat all around the circle. You can enter the mall from the Sunset corridor or from Stephanie Street; they’re all connected. It’s really all the same mall, and it’s the biggest in Henderson.”

B-grade Clark County School District, charter SLAM
Public schools are within the Clark County School District, given a B on Niche. Stevens Elementary, 5 miles east of central South Valley Ranch, opened in 2017 and earns an A-minus. Francis Cortney Junior High gets a C-minus from Niche, while Basic Academy of International Studies High — an International Baccalaureate World School and Henderson’s first high school — gets a C-plus. Sports Leadership and Management of Nevada, known as SLAM, is an elementary, middle and high charter option 2 miles northwest. SLAM gets a B grade and prepares students for college and careers through a program focused on sports management and leadership. In 2024, its boys' soccer team won the state championship.
