A Bergen County borough with a strong sense of community
Ho-Ho-Kus, an upscale borough in Bergen County, “is a very small, tight-knit community,” says Maryanne Elsaesser, an agent at The Home Navigators Team at Compass. “It’s the kind of place where you know all your neighbors.” Indeed, community events—including its annual Halloween Parade—are part of the fabric of Ho-Ho-Kus, which is about 22 miles from Manhattan. The area has two districts on either side of Route 17, which cuts through the 1.74-square-mile borough. The train station, school and commercial hub are on the west side, and housing is more dense. The Saddle River and Saddle Brook both run through the east side, which is less developed than the west side.

From Cape Cods to renovated ranches
Homes in Ho-Ho-Kus are often Cape Cods or colonials, with well-maintained lawns and mature trees giving homes shade and privacy. The streets offer sidewalks for walking to school or just around the block. Houses on the west side are often smaller than those on the east side, where the estates often have substantial front lawns and grounds that are an acre or more. The historic Cheelcroft development, built around the Great Depression, has quaint brick and stucco colonials and Tudors. These landmark homes appeal to many buyers and cost around $1.75 million, but inventory is limited. Generally, prices start around $570,000 for a four-bedroom Cape Cod, with most homes in the $1 million to $1.5 million range. Award-winning chef at Northern Highlands Regional High School
Many of the borough’s youngest residents start at the Ho-Ho-Kus Waldwick Cooperative Nursery School. They can then settle into Ho-Ho-Kus Public School, which serves pre-kindergarten through eighth-grade students and gets an A-plus rating from Niche. Built in 1936, the red-brick school features wooden floors and a working fireplace. Northern Highlands Regional High School serves Ho-Ho-Kus and other neighboring towns. Northern Highlands has an overall A+ rating on Niche and an award-winning chef, nicknamed “the soup king,” providing gourmet cafeteria meals.

Walk along the Saddle River
On the west side, the Ho-Ho-Kus Brook Ravine runs behind shops downtown through Zabriskie Park. The 16 Acres Park offers a small green, gazebo and walking trails in the heart of town, while at East Park, residents can walk along trails overlooking the Saddle River. The Hermitage, a Gothic Revival house built between 1847 and 1848 and listed on the National Register of Historic Places, is now a museum.
The Saddle River runs through the middle of Ho-Ho-Kus and several of its parks.

A 230-year-old tavern
The Ho-Ho-Kus Inn & Tavern is an American-style downtown eatery housed in a nearly 230-year-old home listed on the National Register of Historic Places. “Everyone goes to the Ho-Ho-Kus Inn. It’s an iconic property,” Elsaesser says. Nearby, there’s also Tojo’s Kitchen for ramen and St. Eve’s, which offers seasonal gourmet fare and a private patio. Essentials like hair salons and dry cleaners can also be found in the area. Groceries are in neighboring Ridgewood, about two miles away.

Ho-Ho-Kus Pocus and other events
Ho-Ho-Kus residents take Halloween very seriously. There’s a house tour for residents to show off their ghoulish decor, as well as a parade and trunk-or-treat—all organized by the Contemporary Club, a decades-old community group. They also host Easter egg hunts, a 5K race and a St. Patrick’s Day event. Each June, the Chamber of Commerce hosts Taste of Ho-Ho-Kus, where you can mosey around downtown, sampling dishes from restaurants and checking out the merchants.
Accessible to Manhattan
It takes 35 minutes to an hour to get to Midtown by car, depending on traffic. There’s also an NJ Transit station in town, next to Zabriskie Park. A trip to Midtown is about one hour and 20 minutes. There are also commuter buses.
Ho-Ho-kus train station connects the small town to many other New Jersey areas.
