Between busy Los Angeles streets and the sandy coastline, Oak View is an upbeat neighborhood with a diverse community, among abundant shopping and restaurants in Huntington Beach. This residential assortment is just off the beaten path of wide-ranging commercial areas and a bustling beachfront. The convenient access to these perks, paired with the urban environment, contributes to a high volume of renters comprising about 90% of neighborhood residents. "It's pride of ownership. We're seeing a lot of investors who want to own in Huntington Beach," says Mike O'Neill, an area local and Real Estate Agent at CBRE. "People are coming from Los Angeles and Long Beach. Once you own here, you don't want to let go of that investment."

Urban layout with manufactured homes and 1960s architecture
Balmy landscaping and on-street parking are prominent characteristics of this neighborhood. Oak View features Mediterranean and ranch-style homes from the 1960s. Prices range between $950,000 and $1.2 million. These figures may be tentative, based on a limited number of recent sales. There is also a variety of housing options. Condos go for $550,000 to $700,000. Manufactured homes are available in Villa Huntington, a community on Slater Avenue, and go for $100,000 to $400,000. While there are single-family homes in Oak View, real estate owners often lease their properties. "It's mom-and-pop ownership," O'Neill says. "Families with a real estate portfolio own the homes, and the accessibility is great for tenants."

Diverse restaurants and Bella Terra - a glamorous shopping mall
Oak View has access to various shopping and dining areas along Beach Boulevard, such as 5 Points Plaza, which features box stores and a Trader Joe’s. Around 2 miles north, Bella Terra is an outdoor mall with over 70 retailers. It includes a Cinemark Century movie theater and diverse restaurants like Biergarten, a festive German eatery serving authentic dishes and European beer. Gyu-Kaku is a Japanese BBQ establishment in the Ocean Plaza shopping center where customers can cook marinated cuts on a table grill. There is also a Walmart nearby on Talbert Avenue.

Golden View Elementary School earns a B grade from Niche and offers an environmental science program where students tend to a farm and learn about energy efficiency. With an A-minus, Ocean View High School offers Mandarin language classes and the district’s only International Baccalaureate (IB) program.
About 2 miles north, Golden West College has business, STEM and cosmetology programs with high transfer rates to four-year universities.

Oak View is within a mile of four playgrounds, including the Adventure Playground, which has a mudslide and pond for inner tubing. The Huntington Beach Sports Complex has soccer, softball fields and batting cages. About 4 miles south, Dog Beach is a pet-friendly coast with surfing and sunset views.

Take Beach Boulevard to LA and the coast
The Orange County Transportation Authority (OCTA) provides public transit with a bus system in Oak View. California state Route 39, or Beach Boulevard, heads north toward the city and south to the coast. Main roads like Beach Boulevard tend to have high noise levels associated with traffic, which may affect nearby residents. Huntington Beach Hospital provides an emergency room less than a mile east. Los Angeles is about 35 miles north on Interstate 405. John Wayne Airport (SNA) in Santa Ana is about 11 miles east, with domestic flights to U.S. cities and several international options.
