Washington embodies a walkable urban lifestyle, with never-ending shopping options at an open-air mall and big-box centers. It's all about convenience, with home options that reflect the ease of having everything within reach. “In that area, the condominiums are known for low HOAs, and there’s all the amenities you get,” says Realtor Edward Mora, who works with Grand Avenue Realty & Lending and has over two decades of experience in the region. As a neighborhood on the eastern edge of Huntington Beach, Washington’s location is only 5 miles from the shore, but it features significantly lower home prices.

Pavilions Place, Bella Terra and more shopping areas

Bordering central Washington, Pavilions Place is a big-box center anchored by Target. It has many locally owned restaurants, ranging from the relaxed Vietnamese spot Pho Redbo to Dai Sushi, known for authentic dishes and employing sushi chefs from Japan. This retail hub will open a much-anticipated H Mart location in 2025. On the neighborhood’s northern edge, the Bella Terra open-air mall offers entertainment options, from the Cinemark Century Huntington Beach and XD movie theater to The Golf Bar, which pairs indoor golf with cocktails. The mall’s grocery options include Costco and Whole Foods, plus there’s the Huntington Beach Farmers Market next door. South of Bella Terra is a strip mall called Edinger Plaza Shopping Center, which has stores like Michael’s and Dick’s Sporting Goods. Beach Boulevard, which runs north to south, has more retail and fast-food chains.

Washington's ranch-style homes and condos

Centered around the Beach Boulevard commercial district, the rest of Washington is dense and residential. There are limited single-family home options on the west side, including cottages and midcentury ranch-style homes. Many come with yards secured by wrought-iron and white picket fences. These range from $1 million to $1.3 million. “There are many condos and townhouses, two-bed one-bath, and others in the area are bigger and sell for more,” Mora says. These options range from $500,000 to $700,000 depending on both the unit size and community amenities, which can include pools, spas and gated security. There are also many apartment buildings in the area. Its location farther from the beach means that it's slightly more affordable than some other areas of Huntington Beach. Washington's median sales price is $560,000; the median in downtown Huntington Beach is about $1.6 million.

Well-rated schools from College View Elementary to Ocean View High

On Niche, College View Elementary School and Spring View Middle School have B-plus ratings. Ocean View High School has an A-minus. In 2024, the high school was recognized as a School of Excellence by the American College Application Campaign for supporting low-income and first-generation students. Some of the closest options for higher education are the University of California, Irvine, and California State University Long Beach, both located about 10 miles away.

Sun View Park, Huntington Beach Central Park and Dog Beach

The neighborhood’s sole recreation space, Sun View Park is located in northwest Washington. It has picnic tables, tree-lined walking paths and a playground with a swing set. Only 2 miles away, Huntington Beach Central Park is the city’s most popular and largest green space, covering over 340 acres of land. The park features trails that surround multiple lakes and an urban forest. With a cherry blossom grove, the park hosts the annual Cherry Blossom Festival in April — Japanese food vendors and traditional music performances. Central Park also has the Huntington Beach Central Library on its grounds, which provides locals with a used bookstore and a 300-seat theater. Dog Beach, located 5 miles from Washington, offers a sandy stretch where furry friends can romp in the waves, plus a fenced small dog area.

A 10-mile drive to Santa Ana and 15 miles to Anaheim

For jobs close to home, large employers in the area include Huntington Beach Hospital and Boeing. Via Edinger Avenue, Santa Ana is about 10 miles away. Anaheim is about 15 miles away using state Route 22. The Orange County Transit Authority bus system serves the community. For farther travel, the closest major airport is the John Wayne Airport in Santa Ana, located about 10 miles away.
