Tall oak trees webbed in Spanish moss give the established community a lived-in feel. "This area of the city has well-developed neighborhoods where locals have known each other for years,” says Nekia Coleman, a Realtor with O-Luxury Realty.

Bungalows, ranches and townhouses
Older bungalows and mid-century homes are spread throughout the gridded residential streets, with the most expensive houses in the Cambridge Estates development on the southern side of town. These single-family homes offer four to five bedrooms with three bathrooms, priced between $300,000 and $350,000, and their grassy backyards border wetlands alongside the Trout River.
Modern ranch-style houses on quarter-acre lots can be found in the gated Lydia Estates subdivision. "This area in the College Park neighborhood is densely populated, and homes are mostly brick or stucco," says Orlando Spencer, the broker and owner of O-Luxury Realty. Houses in Lydia Estates are priced between $250,000 and $300,000 and offer two to four bedrooms with two bathrooms.
The community includes townhouses in a newer development called Trout River Station in the eastern corridor. Prospective homebuyers can find listings starting around $250,000 for modern townhouses with three bedrooms and two-and-a-half bathrooms.

Exploring the surrounding wetlands
Bethesda Park offers 49 acres of serene walking trails alongside a lake with a dock. Locals watch turtles sunning themselves by the shore and explore the water by kayak. The park also includes wooden cabins available for campers by reservation. To the south is Riverview Park, a relaxing spot featuring a nonmotorized boat launch, a 100-foot dock, and a senior community center that hosts events.
Locals boat into the Trout River’s wetlands to enjoy fishing trips outside their neighborhood. However, due to the river’s bacteria growth, the local government advises people to limit their fish consumption and encourages catch-and-release instead.

From preschool to college
Students growing up in College Park may attend Duval County Public Schools. This district was rated B by Niche and enrolls nearly 130,000 students from preschool through high school. A student may attend Garden City Elementary School, rated B-minus by Niche, Highlands Middle School, rated C-minus, and Jean Ribault High School, rated C-minus.
Alternative schools in the area include Victory Christian Academy, rated B-minus, and Eunice Christian School, rated B-plus. Both private schools enroll kindergarten through high school students.
After high school, many students continue their education at Florida State College at Jacksonville (FSCJ). The state college is the heartbeat of the neighborhood and has been a part of greater Jacksonville since its opening in the 1960s. Locally called “the community’s college,” FSCJ’s North Campus borders College Park, giving the neighborhood its name.

Food parks and shopping centers
The Jacksonville Regional Shopping Center has retail stores and a handful of local dining options, including Island Breeze Café. A few miles north on Lem Turner Road, a Walmart Supercenter and a Home Depot provide grocery and household goods for residents in the area.
The Trout River Food Park, Jacksonville’s first permanent food truck park, is open 24/7 and offers smokey barbecue, soul food, and sweet treats from local businesses. With free parking and picnic areas, this food park is a popular destination for lunch and dinner.

Commuting and visiting Jacksonville
College Park is located 8 miles north of downtown Jacksonville. Driving to the city center via Interstate 95 takes about 15 minutes during non-peak hours and closer to a half-hour during peak traffic times. Transit options are tied to FSCJ’s campuses, and a bus drives between the North Campus and downtown Jacksonville every half hour during the day. The nearest airport is Jacksonville International Airport, 7 miles north of College Park, and can be reached via Interstate 295 in around 20 minutes.
In this established neighborhood, locals explore the nearby waterways, travel quickly to school or embark on Interstate 95 to visit downtown Jacksonville and easily return home to College Park.

We several communities in the area. They all are kept in good condition. Every community has either a playground, a basketball court or both. They community stays nice and clean with little to no crime. People tend to live in the are for most of their lives because its a decent area, its pet friendly and we have several community events that neighbors engage in.
