On Jacksonville’s northside, suburban Ribault is a collection of modest midcentury homes near waterfront parks. “It’s a hidden gem,” says David Boette, a Realtor with United Real Estate Gallery who owns and rents out homes in the neighborhood. “There’s a nice community fishing pier, and the city has invested money in the neighborhood.” The Ribault River flows through the community, and residents can walk to riverfront parks like Charles Reese Memorial Park and the Ribault River Preserve. With downtown Jacksonville a 7-mile car or bus ride away, Ribault’s residents can enjoy affordable riverfront living close to the best of Jacksonville’s shopping and entertainment.

A mix of old and new
“Investors are interested in the area because the prices are so low,” Boette says. Ranch-style and midcentury modern homes built in the 1950s and ‘60s sit close together along narrow streets and have well-maintained lawns large enough for an ornamental tree and a paved driveway. Prices range from $35,000 for a two-bedroom fixer-upper to $275,000 for a five-bedroom ranch-style home. With lot prices as low as $5,000, investors are building many new homes; a three-bedroom bungalow built in 2023 can cost up to $270,000. Townhouses are also common; a four-bedroom can cost up to $75,000.

20 minutes to downtown Jacksonville
“It’s 20 minutes to downtown,” Boette says; residents can make the 7-mile trip on Interstate 95, which is a mile away, or take the Jacksonville Transit Authority bus, which makes several stops in the neighborhood. The University of Florida Health System’s Jacksonville hospital is 5 miles east, and Jacksonville International Airport is a 12-mile trip.
Ribault residents find it convenient to get to Downtown Jacksonville, a short 20 minute drive.

Play the jukebox at Nesbit Restaurant
For a night out, locals head to Nesbit Restaurant, a neighborhood staple that’s been serving seafood platters and playing songs on the jukebox since 1961. Mr. Shark Crab Shack is another local favorite for fresh seafood, including crabs and oysters. For a quick meal, fast-food restaurant Carolina Chicken serves Carolina-style barbecue chicken and fried shrimp. Grocery options include Harveys Supermarket and the discount store Save A Lot.

Kayak along the Ribault River
At Charles Reese Memorial Park, locals can fish from the pier or launch nonmotorized boats for a day of kayaking in the Ribault River. The Ribault River Preserve is 37 acres of tucked-away green space that provides even more fishing opportunities for anglers, plus a nature trail and picnic tables. The 3-acre Zeta Phi Beta Park offers a paved walking trail, pavilion, and a zipline for kids.

A new Ribault High
Local kids can start at Sallye B. Mathis Elementary, which earns a C from Niche, then attend the C-minus-rated Jean Ribault Middle. Jean Ribault High earns a C-minus and offers a dual-enrollment program in criminal justice at Edward Waters College. The 66-year-old Ribault High is being replaced with a new $58 million campus that’s scheduled to open in 2025; for now, students are attending school next door at Ribault Middle.

Drive downtown for Jaguars football
Eight miles from Ribault, EverBank Stadium is the home of the NFL’s Jacksonville Jaguars; each fall, football fans flood the stadium to cheer on their hometown team. Next to the stadium, Metropolitan Park hosts the huge Jacksonville Jazz Festival each May, drawing big crowds to see musicians like Marcus Miller and Chaka Khan.

Flooding along Ken Knight Drive
