East Jacksonville suburb a short distance from the beach
The suburb of Sans Pareil sits between bustling downtown Jacksonville and the Atlantic coast, offering a mix of modest residences, contemporary subdivisions and gated communities overlooking a golf course. The neighborhood is adjacent to the University of North Florida, making it suitable for faculty and staff working at the school. Sans Pareil students are zoned for well-rated schools in the Duval County Public Schools district, one of the community's draws, says Ralph Colbert, a real estate broker with Glen Kernan Realty, Inc., who has been in commercial real estate for 36 years. "There are a lot of young families moving in," says Colbert. "We are probably the most diverse group of residents of any other community; we're a little bit of everything."

Sans Pareil's north has ranch-style homes and cottages on quiet dirt roads. Nearby subdivisions feature new traditional houses on tidy, pine-shaded lawns. These homes typically have prices between $230,000 and $580,000. Farther south are subdivisions with pastel-colored Spanish Mission and Craftsman-inspired contemporary homes, with prices ranging between $365,000 and $500,000. The private Glen Kernan gated golf course community is, as Colbert says, "A beautiful, secure neighborhood where you know your family will feel safe. The lake properties in Glen Kernan are especially amazing." These newly constructed homes span over 4,000 square feet and have prices ranging between $1 million and $3 million. Sans Pareil also offers some student housing, like The Flats at UNF.

Extensive extracurriculars in Duval County Public Schools
Duval County Public Schools serves students living in Sans Pareil. Niche grades the school B overall. Students may start at Kernan Trail Elementary, which earns a B-plus from Niche, or Chet's Creek Elementary, which earns an A-minus. Rated B-minus, Kernan Middle offers the Gifted and Academically Talented Exceptionalities Academy, where advanced learners can prepare for early college programs. Colbert says that Sans Pareil is 8 miles from the Atlantic coast, so residents are never too far from the golden sand beaches.

Beach Boulevard borders Sans Pareil, where residents can grab groceries at Publix or head to Romashka Euro Deli & Bakery for specialty items like fresh pirozhki (baked or fried buns with vegetable or meat fillings). Nearby, Hana Yori serves sushi and hibachi, while Yafa Grill offers Mediterranean and Middle Eastern-inspired food, like shawarma and falafel. The St. Johns Town Center is 5 miles from Sans Pareil; the open-air outlet mall features over 150 retailers and national chain restaurants like Maggiano's Little Italy. Big box stores surround the mall, including Target, IKEA and Costco.
