One of 13 historic districts in Janesville
Janesville, Wisconsin, is home to 13 historical neighborhoods and Courthouse Hill, located east of the Rock River, is one of them. It’s on the National Register of Historic Places and was home to the first Wisconsin State Fair in 1851. The neighborhood was home to many influential Janesville residents in the late 19th century and early 20th century. Homes from that era are all over. “The neighborhood's landscape is nice with some hills, and it’s within walking distance of the revitalized downtown area,” says Jacqueline Watson-Giese, a Realtor with Century 21 Affiliated.

Historic houses in Courthouse Hill
The 1800s and early 1900s housing in Courthouse Hill consists of Italianate, Second Empire, Queen Anne and Georgian Revival. While the price ranges from $150,000 to $425,000, which may be lower than other parts of Janesville, there’s the added cost of owning a historic house. “There are some nice houses that are $350,000 that can’t sell because it is such a responsibility taking care of them,” Watson-Giese says. Living in a historic house means that any improvements must meet certain specifications. “If it’s your home, it’s your property. However, if you change any part of it, it needs to keep the integrity of the historic aspect of the neighborhood,” she says. Some historic homes have been converted to multi-family units with prices between $200,000 and $400,000. Trinity Episcopal Church is a historic church building constructed in 1930, though the congregation first formed in 1844.
