Sprawling Atlanta suburb on the Chattahoochee River

John’s Creek is an Atlanta suburb great for families, commuters and outdoor enthusiasts. Residents find homes with more square footage than other nearby suburbs in John’s Creek, but that’s not all there is to love. Schools in the Fulton County school district rank highly across the board, holding up well against top-rated schools in neighboring Forsyth and Gwinnett counties. And on the weekend, an array of nearby parks, golf courses and the Chattahoochee River offer plenty of opportunities to escape the city.

Millennium mansions in sprawling subdivisions

John’s Creek has countless subdivisions with cul-de-sacs, and some neighborhoods are gated. The predominant housing style in John’s Creek is millennium mansions with at least four bedrooms. These homes sit on large lots and often have features like two-car garages, brick facades and design details like arched windows and columns. These homes tend to be in the $600,000s but can skyrocket over $2 million. “Costs in John’s Creek are about the same, if not more, than Duluth. The closer you get to downtown, the more expensive,” says Donna Luff Taylor, Realtor at Donna Luff Taylor Luxury Homes and area local. However, more modest, new traditional homes and townhouses with two or three bedrooms can also be found in the $300,000s.

Taxes and commuting to Atlanta

John’s Creek is about 25 miles northeast of Atlanta, though traffic to and from downtown can be heavy and transit options are minimal. John’s Creek is also home to Emory Johns Creek Hospital. In addition to a longer trek to I-85 going into Atlanta than some surrounding suburbs, potential residents should consider that “John’s Creek has higher taxes than areas around it. It’s in Fulton County. So in addition to Fulton County taxes, you have John’s Creek taxes,” Taylor says.

Friendly area and there is always something to do. The infrastructure is well maintained and the school system is outstanding. There are a ton of restaurants and nearby entertainment. Additionally, there are a ton of new businesses that had opened in the last few years including Sprouts Shopping Market.

Johns Creek is a pretty affluent, conservative area. It feels safe and comfortable, but that comes with a hefty price tag.
