Living off Interstate 11

New Kingman-Butler is a quiet, mainly residential area in the Mohave Valley that has a small handful of restaurants and shopping options. The neighborhood sits right off Historic Route 66 and north of Interstate 40, but a major highway is being built that will run through the neighborhood and connect two of the southwest’s biggest cities. “They’re currently building Interstate 11, which will run from Las Vegas to Phoenix, and New Kingman-Butler is basically the halfway point,” says Chantal Bullock of Realty ONE Group Mountain Desert, who has sold homes in the area for over two decades. “We’re hoping that it brings a lot of manufacturing and distribution jobs to the area because there’s a potential for a big economic impact.”

Access to Las Vegas, Phoenix and more

While locals wait for Interstate 11, Historic Route 66 offers quick access to the rest of Arizona and beyond. Route 93 is just minutes away and shoots straight northwest 107 miles to Las Vegas, which is home to the nearest major airport. Bullhead City is 36 miles west via Highway 68, while Flagstaff is 146 miles east on Interstate 40.

Newly built ranch-style homes

Homes in New Kingman-Butler are mostly ranch-style single-family homes costing between $240,000 and $340,000. These have a Spanish influence, with stucco siding and tile roofs. Parking is easy with driveways and attached garages. Homes don’t have grassy yards, but some feature xeriscaping, with a collection of cactus plants or rock gardens. Lots are close together, so neighbors will get to know one another. “A lot of these are new builds and are being built in hopes of the economic boom,” Bullock says. The neighborhood also offers manufactured homes costing between $84,00 and $200,000. Owners should be aware that the climate makes wildfires prevalent, so areas around homes should be kept free of debris. The noise on Route 66 can be an issue for those living on the east side of the neighborhood.

Mohave Community College Neal Campus with a public library

Kids in New Kingman-Butler attend the Kingman Unified School District, beginning at Cerbat Elementary School, which holds a C-minus grade on Niche. Some homes are close enough to the school that kids can walk. Kingman Middle and Kingman High School both have C ratings. Kingman High is noted for its strong athletics program and its Career and Technology Academy, which prepares students for careers in agriculture, graphic design, nursing and medicine after graduation. Mohave Community College’s Neal Campus is in the neighborhood and has a library and computer center open to public use.

Near three major parks

Neal Butler Community Park is popular with locals and has 18 acres of outdoor recreation, with baseball fields, a fitness path and a dog park. Centennial Park has soccer fields, a basketball court and a community pool. Kingman’s only skate park and a playground are found at Firefighter’s Memorial Park. The Cerbat Cliffs Golf is a public course that offers private lessons, a pro shop, a driving range and putting green, and hosts tournaments throughout the year.

Dinner and music at Hooch's

There are a handful of dining options on East Northern Avenue, one of the area’s main thoroughfares. Residents head to Grandpa’s Kitchen for chicken-fried steak, biscuits and gravy and other breakfast classics and can dine outside at picnic tables or inside on folding chairs looking at old, framed photographs on the walls. El Tio Taco Shop is a casual spot for a quick Mexican Fare. Hooch’s Kingman Grille has a large fenced-in outdoor patio with a stage for live music. Sandwiches, wings and burgers are on the menu at this lunch and dinner spot. Family Dollar is also on East Northern Avenue, and a Safeway is just a couple miles down Stockton Hill Road.
