Resort-style, desert living in the Coachella Valley
At the base of the Santa Rosa Mountains, La Quinta Cove is a sought-after Coachella Valley community for its proximity to hiking trails, golf courses and the highly walkable Old Town La Quinta shopping area. “La Quinta Cove is different from the rest of La Quinta because it really is its own little community,” says area resident Michael Read, a Realtor with Read Group Real Estate at Compass. “It’s home to a huge range of people, lifestyles and price points.” According to Read, many residents here are second homeowners. “We get a lot of people from up north in Oregon and Washington or toward the coast who buy their vacation homes down here because it’s not super expensive,” he says. Despite the cove’s resort-like appeal, though, it’s also home to full-time residents looking for a more affordable option in La Quinta, with access to plenty to do. “It’s family-oriented,” he says. "A lot of residents are families, long-term renters and blue-collar workers."
Despite draws like immaculately maintained golf courses, and local shopping and dining in Old Town, La Quinta Cove maintains its desert character. “There’s probably about 15 to 20 different marked trails that branch off from the cove and go up into the mountains on the south and west side of the Cove.” At night, the neighborhood’s quiet residential streets are illuminated by the moon, reminding residents of the community’s mountain roots. “There are no streetlights here," says John Sloan, a Realtor with Keller Williams and a long-time Coachella Valley resident, "because the city of La Quinta wanted people to be able to enjoy the stars."

Top-rated golf courses, mountain hiking and community parks
The city of La Quinta has 25 golf courses, and Read says, “You’ve got five that are within like five minutes.” On the Cove’s east side is the private, 18-hole Tradition Golf Club, while next door is the public, 18-hole course at the SilverRock Resort. On the Cove’s north end, the 18-hole PGA WEST Pete Dye Mountain Course is also open to the public.
Cove residents also have access to plenty of mountain hiking trails. The paved, roughly 5-mile Bear Creek Trail meanders through part of the 20-acre Fredd Wolff Nature Preserve, found on the Cove’s west side, and The Cove Oasis Trail is an easy, roughly 3-mile loop at the cove's far south end. The 6-mile-out-and-back Cove to Lake Trail leads hikers to the nearby Lake Cahuilla, which is open for fishing; there's a separate pool here for swimming.
On the neighborhood’s east side, 12-acre Fritz Burns Park has a large playground, a swimming pool and a fenced-in dog park, as well as lit tennis and pickleball courts to enjoy when the temperatures cool down at night. On the Cove’s north end near Old Town, La Quinta Community Park has a playground, a baseball field and a basketball court.

An eclectic collection of homes at a more affordable price point than much of La Quinta
“In La Quinta Cove, you’ll find homes that were built in the ‘30s and ‘40s, and homes that are absolutely brand new,” says Sloan. Most of the community isn't governed by a homeowner's association, so, Read says, “There’s a little bit more freedom to do what you want. They aren’t tract homes with a single builder. You could be in a 50-year-old home and have something next door that’s 6 months old. You’ll find some really funky houses with really funky architecture and landscaping, you’ll find some really high-end stuff that's maintained to the T, and you’ll have the guy with the car pulled up on his lawn. So when someone tells me they want to get a house in the Cove, I tell them that though they might love it on Homes.com, they really need to go out there and look at it in person because the street that it’s on might be completely different than what’s two blocks away.”
While styles vary significantly, buyers can find quite a few Spanish-style and Santa Fe homes, as well as midcentury modern and new traditional builds. “The price point is lower compared to the rest of La Quinta, so we’re still getting a lot of activity out there,” Read says. “The average cost in the Cove is probably about $600,000, while the rest of La Quinta closer to $800,000 or 1 million.” Single-family homes range from $400,000 to $800,000, depending on size and renovations. Brand-new or fully renovated luxury builds on lots over 10,000 square feet that have designer interiors, high-end finishes and custom outdoor spaces start around $900,000 and range to upward of $2 million. Many of the Cove’s high-end properties also feature small guest properties known as casitas. Read says homes at the south end of the Cove, closer to the mountains, are more expensive than those closer to town. “The views are spectacular,” he says. “A lot of the homes will have a sundeck on the roof, and you’ve got phenomenal views up there. You can see bighorn sheep that will come right down from the mountain.”

Shopping, dining and a farmers market in Old Town La Quinta
Residents can find everything they need just north in Old Town. Tower Market is the go-to for groceries, while the Old Town La Quinta Certified Farmers Market is held on Sundays from October through May, avoiding the sweltering summer temperatures. Locally owned retailers include fashion boutiques like Mimi & Rae, and specialty shops like La Quinta Olive Oil Company, which sells extra virgin olive oils from around the world. There are also lots of dining options here. “They have everything from little walk-up taco shops to more of the sit down, three course meal type of places,” Read says. According to Read, Stuft Pizza Bar & Grill is a popular stop for specialty slices and drinks after a round of golf. “They’ve got a really great full bar and a huge menu,” he says. “Plus, it’s a pretty big place so you don’t have to wait too long to sit down.” The lively Casa Mendoza serves south-of-the-border fare and margaritas, while the more upscale Lavender Bistro, which has nightly live music, serves seafood and steaks on their romantic garden patio.

STEM and career courses in the Desert Sands Unified School District
La Quinta Cove is zoned for the Desert Sands Unified School District. While most students will attend Benjamin Franklin Elementary, which earns a B-minus rating from Niche, some will also attend the B-rated Harry S. Truman Elementary. La Quinta Middle STEM Academy also earns a B rating from Niche, while La Quinta High receives a B-plus and offers a variety of hands-on career and technical education courses in everything from business management to biotechnology.

A short bike ride from Old Town, with access to public transportation
Residents can reach Old Town La Quinta by car within a few minutes, and by bicycle within 5 to 15 minutes, depending on where they live in the Cove. “If you get on a bike here, you can do anything,” Read says. “It’s so easy to get to the golf courses, hiking trails or to Old Town for dinner and cocktails.” Residents can travel throughout the Coachella Valley via SunLine Transit Agency buses that stop around the neighborhood, or via State Route 111, located about 5 miles north.
The John F. Kennedy Memorial Hospital is about 10 miles northeast in Indio, while the larger Desert Regional Medical Center, the area's only designated level 1 trauma center, is about 25 miles northwest in Palm Springs. The Palm Springs international Airport is about 20 miles northwest, offering nonstop flights to 30 destinations across the country and one-stop flights to hundreds of additional locations around the world.
