Living up to its name, the Palisades neighborhood is a hilly community that stretches past Oswego Lake's southern shore. Although it’s the city’s biggest neighborhood, both in size and in population, Palisades doesn’t lose its small-town feel. “It’s easy to feel known even though it is large,” says Amy Emhoff, a broker with Gold Properties, who lives in a bordering neighborhood. It’s not just the tight-knit community that attracts prospective residents. With a landscape that offers vistas of the tranquil lake and dense greenery, this community is known for its picturesque views and outdoorsy waterfront lifestyle. “Whether enjoying a leisurely stroll through the neighborhood or relaxing in the comfort of their own homes, residents of Palisades are constantly reminded of the beauty that surrounds them,” says Terry Sprague, a broker and CEO of LUXE | Forbes Global Properties who has experience in the area. Adding to the community’s appeal is a diverse housing scene, offering an array of midcentury modern designs and newer, contemporary properties by the water. With highly rated schooling options and easy access to both downtown Lake Oswego and Portland, Palisades residents enjoy a relaxed upscale lifestyle without having to trade the comforts of suburbia for convenience.

Waterfront properties, midcentury modern builds and more
Tucked along curving, hilly streets that sometimes feature sidewalks are everything from midcentury modern designs, like sprawling ranch-style dwellings, to ‘70s split-levels to large, contemporary builds. Also scattered around the neighborhood are a few Cape Cods and Craftsman builds that add character to the streets. Northwest Contemporary dwellings, known for their overhanging eaves and exposed roof trusses, dot the neighborhood’s ridgelines and are scattered along roads that head downhill toward the lakeshore. Spacious properties like Millennial Mansions, built mainly within the past 20 to 30 years, blend elements from different styles, offering modern houses that often feature stylized, covered front entryways. Depending on the property’s age, size and location, price points typically range from around $750,000 to $4 million, with the median price settling around $950,000. On the lower end of the scale are some of the older homes, while properties along the shore can go for multimillions. Homes here typically sit on grassy lawns that stretch toward streets on which some people park. Nearly 90% of residents own their properties here, and many enjoy attached garages. Prospective residents can find both HOA and non-HOA-restricted homes.

Lake Oswego School District
One of the big draws of living in Palisades is that children can enroll in the Lake Oswego School District, which Niche ranks as the No. 1 district in Oregon. Depending on where they live, they can either attend Westridge Elementary or Hallinan Elementary, both of which receive A ratings from Niche. Among other elementary educational offerings is the Mystery Science program, where students participate in scientific investigations. Students can then progress to A-rated Lakeridge Middle, which offers a Spanish Immersion program and an array of options for outside-of-school activities, including Art Club and Disc Golf Club. To finish their schooling, students can attend A-plus-rated Lakeridge High School, which Niche ranks as the state's No. 2 public high school. Students can take advantage of the Career Technical Education (CTE) pathways in various fields, including marketing. The school also boasts a stellar athletic program. “Lots of people come to support the students in sporting events. It’s a huge way people get together,” Emhoff says. For higher learning opportunities, locals are near a couple of options, including Marylhurst University, which is less than 4 miles away and the University of Oregon’s downtown campus, which is less than 11 miles away.

Boating, hiking and other recreational opportunities
Being just south of Oswego Lake means that residents here have the opportunity to enjoy activities on the lake. Some waterfront properties have their own docks, making it convenient for those wanting to spend the day on a boat or take a stab at trying some water sports. The lake is limited to those who live in Lake Oswego or are visiting a resident of the city. While some Palisades residents enjoy waterfront living and private docks, those who live further from the lake can still access it through local easements. For other outside fun, the community is home to the 42-acre Cooks Butte City Park, where visitors often head to walk on trails that meander through wooded areas. Another neighborhood highlight is the Lake Oswego Golf Course, which has temporarily closed so the city parks department can build a new recreation and aquatics center. Palisades also boasts a convenient location to nearby attractions like Luscher Farm City Park, which is around a mile away. What was once a dairy operation has transformed into a space complete with a community garden and plenty of walking pathways.

An upscale wine lounge and other nearby establishments
While Palisades is not a retail and restaurant hub, residents have easy access to the city’s plethora of nearby establishments, many of which are in the downtown area. “Lake Oswego has a pretty top-notch wine scene,” Emhoff says. Just around 2 miles away is Oswego Hills Vineyard and Winery, which is popular for its weekend tasting opportunities. For an upscale wining and dining experience, Emhoff recommends the city's Domaine Serene Wine Lounge location. With highly rated wines and a modern but cozy interior, complete with a library area and fireplaces, this establishment has become a hot spot in the city. Emhoff also recommends the lively Holy Taco, which serves Mexican flavors and slushie margaritas, and the sustainable Bamboo Sushi, an eatery that recently relocated to Lake Oswego. “It’s always booked out,” Emhoff says. For retail options, locals can go to the nearby Lake Grove Shopping Center, which is around 2.5 miles away. For groceries, many head to the Palisades Business District, which is at the intersection of McVey Avenue and South Shore Boulevard; it’s home to three small shopping centers and a New Seasons Market.

Neighborhood gatherings and city events
Home to an active neighborhood association, Palisades fosters friendly neighborly relationships. “Perhaps the greatest benefit of living in the Palisades neighborhood is the strong sense of community,” says Sprague. “Neighbors come together for block parties, community events and volunteer efforts, creating a tight-knit and supportive environment where everyone feels welcome.” Locals will also enjoy easy access to the city’s events and gatherings, including the Lake Oswego Farmers’ Market, which runs on Saturdays from May to October at Millennium Plaza Park. With live music and plenty of snacking opportunities, this market has become a favorite for those wanting to support the local community. Other gathering opportunities include summer movie nights at local city parks, where visitors sprawl out on blankets, enjoying complimentary popcorn and classic flicks.

Important to know: Commutes, major employers and more
Palisades is a car-dependent area, as public transportation is not readily available to the community. Locals enjoy a convenient location, being just around 2 miles from downtown Lake Oswego and around a 10-mile drive north via state Route 43 from downtown Portland. Locals can take that same route to some of the Portland area’s major employers, including Providence Milwaukie Hospital, which is just around 9 miles away. Other major employers nearby are Nike, whose world headquarters are approximately 13 miles northwest via state Route 217, and Intel, which has an office around 24 miles northwest via state Route 217 and U.S. Route 26. As for weather, Lake Oswego is known for its rainy winters that help keep the community green. While Oswego Lake is the main water attraction, locals are also just west of the Willamette River. Those wanting to explore other cities can head to the Portland International Airport, which is just around 20 miles away via state Route 43 and Interstate 84.
