The convenience of Lansing's west side
Heading out towards Waverly and the Delta Township, Edgemont Park is a well-manicured suburb with some of the highest prices on Lansing's western side. "I prefer the west side over the east side," says Realtor Michael Korrey with Re/Max Real Estate Professionals. "I grew up over here and loved every minute — everything is more convenient, there's not a ton of traffic like in the east side, and there are so many locally-owned restaurants." Technically, this slice of suburbia is part of Lansing Township, just outside the Lansing city boundaries.

What is Lansing Township anyway?
Lansing Township has been slowly annexed away and now comprises a few non-continuous "islands" around the borders of Lansing city. Being outside city limits means residents have lower taxes and must set up their own trash service. To add to the boundary confusion, Edgemont Park is part of Waverly Community Schools but still sits inside Ingham County. "Waverly Road is the dividing line between the counties, so you could literally be in the same school district as your neighbor from across the street but be in Ingham County, not Eaton County," explains Lansing native Brian Ozbun, a Realtor with Bellabay Realty. While living in Lansing Township comes with the drawback of less city support, the better-rated Waverly schools and the lower taxes still make Edgemont Park a desirable place to live. "The area has a very tight housing market," Ozbun attests.

Suburban streets from the sixties
The community of Edgemont Park feels like a suburb from the 1960s. Cape Cods, low-slung ranchers and a few Colonial-style houses sit along sidewalk-lined streets. The light from streetlamps filters through the leaves of mature trees, and "kids at play" signs encourage cars to drive slowly. Prices here start at $100,000 for homes with less than 1,000 square feet and get up to $300,000 for newly renovated four-bedroom homes. According to Korrey: "It’s the most house you can get for your money in Lansing."

Locally owned restaurants and Lansing Mall
Along with regional chains like Hungry Howie's Pizza and Jersey Giant Subs, several locally owned spots are staples for those who live on Lansing's west side. Falsetta's Casa Nova has Italian fare, Noosh serves up Afghan cuisine, and Spuds Restaurant has classic Greek dishes with fresh pastries made daily. Westgate Tavern & Grill is known for its pizza, and Harry's Place is a go-to spot for a Friday fish fry in a classic pub setting. For shopping, the Lansing Mall is 2 miles away and has easier parking than Eastwood Mall on the other side of town. The mall is surrounded by a hub of retail options, including Meijer and Target.

Waverly public schools or charter options
Edgemont is part of Waverly Community Schools. Its overall B-minus rating from Niche is higher than the C-rated Lansing Public School District. Kids can attend Winans Elementary School, which receives a C-plus rating, before moving on to Waverly Middle, rated B. At the B-minus-rated Waverly Senior High School, students can take AP classes or dual enrollment courses with area universities. Within the neighborhood, the Windemere Park Charter Academy, rated B-minus, offers a tuition-free focus on academics and morals for students in kindergarten through eighth grade.

Pocket parks and a promise of new development
Edgemont Park has several pocket parks with playgrounds scattered throughout the residential streets. Grand Woods Park, just over a mile away, has riverside trails and a disc golf course. And just across Saginaw Street, Michigan Avenue Park is the site of the former Waverly Golf Course. Some residents were unhappy in 2019 when the land was purchased to be turned into a mixed-use development site. As of 2024, the only development is Tommy's Express Car Wash, and the plans to turn the rest of the land into housing units could be years down the line.

Bus lines and nearby airport
Bus lines connect into the heart of Lansing, 2 miles away. Saginaw Street connects through Lansing to Michigan State University, but there is no direct bus line. For flights, the Capital Region International Airport is directly 5 miles north.
