A quiet, scenic neighborhood in The Villages
Surrounded by nature preserves, the Village of Rio Ponderosa is one of the lushest neighborhoods in The Villages, the country’s largest 55-plus community. Built in the 1990s, the neighborhood’s mature landscaping is evident on every street, with Spanish moss draped across broad oak branches, Magnolia blossoms perfuming the air and towering palm trees swaying in the breeze. With no through streets, the neighborhood is more secluded than many other villages. Still, it's no less connected to the community’s amenities. Residents are less than a 5-mile golf cart ride from several golf courses and recreation centers. Two town squares are less than 2 miles away, making it doubly easy to reach shopping, dining and live entertainment. “You will get lots of visitors after moving here,” says villager Kim Aschman, the broker and owner of Broker Associates Realty. “And they’re not going to want to leave. We have a joke about only leaving one roll of toilet paper out when friends visit — when the roll’s gone, you’re gone.”

Patio Villas and Ranch Homes
Prices in the Village of Rio Ponderosa range from the low $200,000s to the high $400,000s. The neighborhood is made up of models from The Villages’ Patio Villa and Ranch Home series. Both utilize the vinyl-sided simplicity of Minimal Traditional architecture. Patio Villas are on the low end of the price range, capping around $300,000. They come in one- and two-bedroom floorplans that feature screened-in lanais. Lots are typically smaller than a tenth of an acre. Ranch Homes are on bigger lots and offer larger floorplans with two to three bedrooms. Prices for these homes start around $300,000, but properties with pools are listed in the $400,000 range. Villagers are responsible for their own yard work. The Villages is a deed-restricted community, so property maintenance is a high priority.

Sandhill cranes on De La Vista Executive Golf Course
According to Aschman, the Village of Rio Ponderosa is not only home to happy residents. “There’s all kinds of wildlife around. Maybe even more than you’d want sometimes. We’ve seen foxes and baby raccoons. If you’re a bird watcher, there are lots of birds, too.” Surrounded by five nature and wildlife preserves, the neighborhood offers a lot to local birders and those who appreciate the environment. The Villages is home to various endangered species, from little blue Florida Scrub-Jays to regal, snow-white Whooping Cranes, the tallest birds in North America. Sandhill cranes are a classic sight on the nearby greens of De La Vista Executive Golf Course. The 9-hole course is a popular stop on The Villages’ executive golf trail. Access to executive courses is rolled into the monthly amenity fee, which also covers access to all recreation centers. Chula Vista Recreation Center is a little over a mile away from the village of Rio Ponderosa. The active hub features meeting rooms for neighborhood and club gatherings. It also has facilities for swimming, tennis, pickleball, beach volleyball, bocce and more.

Spanish Springs and Lake Sumter
Spanish Springs Town Square recently celebrated its 30th anniversary as The Villages’ first town square. The plaza is a mecca of retail and restaurants. It’s always busy between 5 p.m. and 9 p.m. when live music is played outside in the heart of the square. Those dining outdoors on restaurant and bar patios can enjoy the night’s entertainment, too. However, they may have to give up their table if they want to join the line dancing. Located a little more than a mile south of the neighborhood, Lake Sumter Landing Market Square is the most popular town square in the Villages. Its waterfront features a boardwalk and a couple of restaurants with beautiful lakeside views. Lighthouse Point Bar and Grille stands out with its titular lighthouse, which towers over the establishment. The restaurant serves many seafood favorites, from lobster rolls to calamari. Farther inland, boutiques and shops like Lalalu and Naples Soap Company have garnered loyal followings thanks to their small, high-quality inventories and friendly service. The Villages’ moniker, “Florida’s Friendliest Hometown,” isn’t only a nod to residents in the Villages but to those who work in the community as well. As for day-to-day errands, both town squares are by a Winn-Dixie and professional plazas with local doctors’ offices. Big-box stores, including Target, Staples and Walmart, are along U.S. Highway 441, slightly more than 2 miles away.

No golf carts on Florida’s Turnpike
Golf carts are the main way villagers navigate their community. Even on county roads like Morse Boulevard, there are special lanes for bikes and golf carts, as well as parallel-running multimodal pathways farther south. Getting anywhere outside of The Villages typically requires a car. The nearest major city with an international airport is Orlando, roughly 60 miles away. Florida’s Turnpike is less than 15 miles south of Rio Ponderosa. The nearest hospital is close to the neighborhood, only 3 miles away.
