‘Strong community’ close to major Lexington attractions
Georgetown presents new possibilities close to renowned Lexington attractions. The neighborhood—not to be mistaken with the nearby Scott County city of the same name—is bordered to the south by the historic Lexington Cemetery. A scenic park as well as a final resting place, the cemetery features a 170-acre arboretum within walking distance from many residents' doorsteps. Georgetown is also a few blocks away from the Distillery District, where several repurposed buildings now house trendy dining and drinking establishments. While some of Georgetown’s housing has struggled with upkeep in past years, more recently the neighborhood has attracted a growing group of buyers focused on rehabilitating many of its century-old cottages. Donna Elder, an associate broker with Re/Max Creative Realty, adds that many buyers "are people who want to be close to downtown and who like the prices.” Rounding out the neighborhood is Douglass Park, which has a public pool and hosts festivities like small concerts, back-to-school events and faith celebrations. “They’re forming a strong community there,” Elder says.
Craftsman bungalows, contemporary Traditionals and investment properties
Georgetown itself can be broken down into several communities, distinguishable by their architecture. The largest of these consists of cottages from the early 1900s, featuring a blend of Craftsman bungalow, shotgun and ranch-style designs. Another pocket of Georgetown features blocks of 21st-century houses with contemporary Traditional and Colonial Revival touches and a manufactured home community. The median lot size is just over 1/8 acre, and houses range from under 1,000 square feet to about 1,800 square feet. Renovated and modern homes cost between $180,000 and $300,000; while others touted as investment properties hover around $80,000 to $150,000. “Recently, that area has been part of an opportunity zone, so there’s been a lot of investors. It’s not as much tearing down as going in and buying them and fixing them up,” says Bob Sophiea, lead agent at New Home Collective with eXp Realty.
