In the heart of Kentucky
Resting right along the southern edge of Lexington, Hartland infuses suburban living and the convenience of the city with the comfortingly tranquil feeling that comes from being so close to Kentucky's horse-farming country. "The first time I drove through here, I just fell in love with all the trees," says Kelsey Elefritz, a local resident and Realtor with National, explaining that "I've lived here for seven years now and that same sense of peace I first felt has never gone away." Despite this pastoral setting, residents of Hartland residents still enjoy convenient proximity to downtown Lexington, the University of Kentucky, and shopping in The Summit at Fritz Farm,” says Becky Reinhold, Managing Broker and Vice President of Bluegrass Sotheby’s International Realty, with 35 years experience as a Realtor and lifetime Lexington resident. Different parts of the neighborhood, from Parkside to Hartland Estates, Hartland Woods or Hartland Executive, provide a diverse range of housing options for those looking to live in the area, but neighbors from across the community still get together for regular activities like swim team, pickleball and tennis. "It creates a really nice, neighborly atmosphere here," says Elefritz. Just 8 miles from downtown Lexington, Hartland combines the best parts of living in the city with easy access to shopping and dining and the peace and quiet of the Kentucky countryside.

Homes in the Hartland
In addition to the area around Hartland, its homes are also known for their appearance. “The Hartland neighborhood was established almost 40 years ago and remains very popular due to its lush landscaping and beautiful homes with large yards," says Reinhold. Primarily constructed during the 1980s and 1990s, homes here are predominantly brick-faced colonial revivals, though traditionals, Cape Cods and Tudor revivals can be found as well. According to Elefritz, properties are required to have at least two trees in their front yard by the HOA, so there's no lack of leafy cover to beautify the area and keep lawns well-shaded and growing slowly. Homeowners association fees may range from anywhere as low as $10 a month to as high as $575. “Home prices range from $200,000 up to $2 million, which creates a nice mix of younger families and established professionals,” Reinhold says, explaining that "prices vary according to the area; gated communities like Hartland Executive and Estates will have larger lots and homes.” While the average sales price in Hartland is $440,000 dollars, single-family homes range from two-bedroom bungalows and ranch-style homes selling for $180,000 dollars to colonial revivals with five bedrooms selling for $600,000 dollars. Classical revival estates with impressive pillars adorning the entryways and almost 8,000 square feet of space tend to sell from about $800,000 to just under $2 million dollars.

Evergreen recreational opportunities
When looking to get some exercise, many Harland residents head over to their neighborhood clubhouse. Just minutes from most homes in the neighborhood, “The Hartland Clubhouse boasts a pool, pickleball and tennis courts, a workout room, and a rec room for members, all included with your annual HOA dues,” says Reinhold. Folks can often be seen meeting up with neighbors for a match on the courts or showing support for their kids participating in the swim team. Hartland residents are also fortunate to have a park on either end of the neighborhood. Hartland Park is a popular neighborhood spot for families to play together on the playground, walk around the trails and pond, or let their dogs run around the open grassy areas. On the other end of the neighborhood, Veterans Park features 235 acres of space, with open grassy fields and wooded trails where walkers and mountain bikers alike can appreciate the gently flowing creek and tall tree canopy. In addition to retired army equipment like a tank, the park also offers a baseball field, basketball court, a disc golf course and an expansive dog park.

Shopping at the Summit
Another convenience of living in Hartland is having access to the grocery store just down the street, within walking distance from many homes. "We have our own little shopping center with ice cream, pizza, and Kroger all right there. It's super nice to be close to all those things," says Elefritz. On warm summer evenings, families can often be spotted getting a cone from Freshie's Ice Cream & Soda Fountain or heading out to dinner at Pepper’s Mexican Grill. For more dining options and keeping up with the latest clothing and food trends, The Summit at Fritz Farm, as well as Fayette Mall, is located just a few miles west on Nicholasville Road. “The Summit at Fritz Farm is a popular shopping destination quite near Hartland with a Pottery Barn, Apple Store, Lululemon and various other shops and restaurants,” Reinhold says. Locals support chains like Shake Shack for a burger and Buzzed Bull Creamery for a twist on a dessert classic with alcohol-infused ice cream. Folks can also catch a movie at Cinemark, shop for clothes at Dillard's or enjoy a meal with friends at The Cheesecake Factory.
