Midcentury modern and brand-new single-story homes are hot in northeast Lincoln
Just west of Lincoln Airport, Arnold Heights is a small but growing residential community of mid-20th century homes and new one-story ranch-style and villa homes. The quiet is only occasionally interrupted by planes taking off at nearby Lincoln Airport. Josh Beyer, Realtor and the owner of Capital City Realty Group, said business travelers and airline employees are frequent in Arnold Heights, because “they just can’t beat living less than a ten-minute drive from the airport. It really adds flexibility and ease to their lifestyle.” A city park in the middle of the neighborhood is known for some of the best sledding in Lincoln -- the city averages about 2 feet of snow a year, according to the National Weather Service.
Midcentury modern homes offer roomy yards and sidewalk-lined streets
Arnold Heights is a nearly all-residential neighborhood comprised mostly of homes built throughout the 20th century. Yards are a little larger than in similar neighborhoods east of the city, at a quarter-acre to three-quarters of an acre. Tall hardwood trees line the streets and offer shade to the paved sidewalks. About 1,700 people live in Arnold Heights, typically in houses highlighted by of-their-era features, “such as hardwood floors, glass block bathroom windows and stained-glass windows,” Beyer said. Some homes in Arnold Heights feature slab foundations, while others have basements. Buyers will find homes that feature garages converted to fourth bedrooms. Ranch-style homes from the mid-20th century have recently sold from about $130,000 to $300,000. Brand new ranch-style homes list from about $250,000 to $550,000. Driving new home construction in Arnold Heights is the expected building of a commercial and residential mixed-use development within the Airpark area, adjacent to Arnold Heights to the north. Beyer says, “As this project moves forward, we can expect to see an increase in new home construction in and around Arnold Heights."
Arnold Heights is just five miles west of Lincoln Airport
Lincoln Airport's west side is about 2 miles from the neighborhood's core, but the passenger terminal is on the far side of the property, extending the drive to about 6 miles. United Airlines is the dominant carrier. While the neighborhood itself is easy to walk and cycle, car travel is the most popular mode beyond its boundaries. Interstate 80 is just south of the neighborhood. Lincoln's bus service, StarTran, operates a route that loops through Arnold Heights with 14 stops within the boundaries on a cross-town trip that ends in downtown.
Fast food and family diners are welcoming spots in Arnold Heights
Arnold Heights is predominantly a residential neighborhood, but cafes and fast food spots are popular and long-standing. Casey’s, at Northwest 48th Street, is a Midwest chain gas station and pizza joint in one. Amigos/Kings Classic offers Mexican fast food as well as American classics such as burgers and milk shakes. Huskerville Pub & Pizza is a neighborhood favorite for fans of pizza, cheesesteaks and deli-style sandwiches. They host frequent events, including karaoke and fundraisers for local sports teams. Locals head to Fresh N’ Save on West Huntington Avenue for groceries.
Nine-Mile Prairie preserves a national treasure and educates neighboring supporters
Arnold Heights Park is no more than a 1.2 mile walk from the neighborhood and offers nearly 18 acres of outdoor recreation, including a swimming pool, basketball courts, soccer fields, playgrounds and open green space for walking dogs, running or biking. In the winter, the park's well-known Tanker Hill, one of the highest points in the city, attracts sledders after a snowfall. Nine-Mile Prairie, about 3 miles from the farthest spot in the neighborhood, is a 230-acre tract of conserved tallgrass prairie, wetlands and wildlife, located immediately west of Arnold Heights. Notably historic, a majority of Nine-Mile Prairie has never been plowed. Owned by the University of Nebraska, the prairie’s name reflects its location five miles west and four miles north of its downtown campus. Home to hundreds of rare plant, flower and bird species, it is one of the largest intact tracts of tallgrass prairie left in the Midwest. Residents can join tours and educational events and take classes on various subjects from plant and wildlife identification to poetry writing.
North Star High offers practical learning in partnership with the University of Nebraska
Arnold Elementary offers pre-kindergarten through fifth grade and has a B-grade from Niche. Its location close to Lincoln Airport hints at its name. Five-star General Henry "Hap" Arnold was taught to fly by the Wright brothers and is credited with creating the modern Air Force. Schoo Middle opened in 2009 because of demand for new schools in south Lincoln. Schoo has a B-plus grade from Niche and offers programs for gifted students. North Star High's more than 2,000 students hail from more than 37 different countries. Students can take classes taught by staff from the University of Nebraska in subjects including math, physics and medical science.
Cornhusker football leads the way in event-savvy Lincoln
Arnold Heights residents are within a 10-mile drive of almost any event they want to enjoy in the city, from classic car shows and concerts at Pinnacle Bank Arena to the University of Nebraska Cornhuskers football games at Memorial Stadium. Just south of Arnold Heights off West Adams Street is Country Pines, a country-style venue for events of all sizes. With views of vineyards and well-tended gardens, it’s a popular spot for wedding receptions, corporate events and family reunions.
