A D.C. suburb known for its parks

Filled with streams and preserved green space, Lincolnia brims with parkland just 10 miles southwest of Washington, D.C. Locals can walk through flower fields at Green Spring Gardens, attend concerts at Mason District Park and hike the forested Holmes Run Park Trail. It’s this natural setting and a convenient location that have attracted the Fairfax County suburb’s nearly 23,000 residents. “You can hardly tell that you’re about 30 minutes from the city because it's like a little pocket of nature,” says Kristen Mason Coreas, a team lead at Keller Williams United Falls Church who has sold several homes in the area. “But it’s not secluded. There’s still plenty of places to shop and a few commuter routes available.” Commuters have easy access to Interstate 395 and Interstate 495, locally called the Capital Beltway.

Subdivisions make up Lincolnia

“This is a subdivision-based community,” says Mason Coreas. “People will say which subdivision they live in more often than saying they live in Lincolnia.” Ranch-style homes from the 1950s and townhouses and midrise condo complexes built in the ‘80s surround a nine-hole public golf course in the Pinecrest community. Neighborhoods like Heywood Glen and Lincolnia Park have similar styles. The median price of a townhouse is around $634,000, while the median price of a single-family home is about $800,000. Both are higher than the national median. Condos typically cost between $200,000 and $450,000. Some subdivisions have community pools and other resident-only amenities that require HOA fees. Crime statistics specific to Lincolnia are not readily available, but according to FBI data, Fairfax County has lower violent and property crime rates than national and state figures.

Hiking on Holmes Run Park Trail and plant sales at Green Spring Garden

Lincolnia is home to 14 parks, several of which have forested hiking trails. The 3-mile-long Holmes Run Park Trail connects several community spaces, like the William Ramsay Recreation Center, which has a fitness room and basketball court, and the Dora Kelley Nature Park, where the Jerome “Buddie” Ford Nature Center hosts children’s summer camps. Holmes Run typically connects with other paths to reach Old Town Alexandria, but flooding has closed portions of the trail, and repairs won’t be complete until 2027. At Lincolnia’s core, Green Spring Gardens has walking paths surrounded by native plants, perennials and woodland. The 31-acre park puts on a Big Plant Sale every May and a concert on the lawn in June. Mason Coreas says it’s also a popular photography spot. “All the local high school kids take prom photos at Green Spring, and I pretty much see a wedding party taking pictures there every time I visit.” Mason District Park is another green space with lively events. The Annandale Farmers Market is here between May and October, while Spotlight by Starlight puts on several culturally themed concerts throughout the summer.

Easy access to Interstate 395 and the nation's capital Beltway

The Van Dorn Metro station, less than 3 miles south, follows the Blue Line, typically reaching downtown D.C. in under an hour. Fairfax County Transit bus stops offer rides to the station and the Pentagon, less than 7 miles northeast. But even with these public transportation options, Mason Coreas says most people here drive to get to get around. “It’s so close to D.C. that taking your own car is quicker than finding a parking spot at a Metro station or waiting for a bus.” D.C. is a 10-mile drive northeast on Interstate 395, and depending on traffic, the trip can take between 20 and 45 minutes. The Capital Beltway, 4 miles west, is a highway that circles all of D.C. Ronald Reagan Washington National Airport is less than 9 miles northeast, and Dulles International Airport is about 23 miles northwest. The closest hospital is the Inova Fairfax Medical Campus, 6 miles away.

Highly rated Fairfax County Public Schools

Lincolnia is zoned for the Fairfax County Public Schools district, which earns an A grade from Niche. The district educates around 180,000 students and has a 14-to-1 student-teacher ratio. The Northern Virginia Community College Annandale Campus is less than 4 miles east, and George Mason University is 10 miles west.

Lincolnia’s old one-room schoolhouse is now a senior center

Lincolnia was founded by formerly enslaved people after the Civil War, and it remained a predominantly Black community for nearly a century. Today, the area's segregation-era one-room schoolhouse serves as the Lincolnia Senior Center, which offers crafting clubs, table-tennis leagues and ballroom dancing classes.

Shopping and dining on Little River Turnpike

Strip malls with grocery stores, locally owned restaurants and chain retailers sit along state Route 236, known as Little River Turnpike. More shopping centers are available 3 miles west in Annandale, and Springfield Town Center, less than 6 miles south, has over 120 stores. Pubs and restaurants near the Potomac River fill Federal-style buildings in Old Town Alexandria, 6 miles east.
