Cheviot Hills is the quintessential sitcom suburban community as a filming location for popular shows like “Modern Family” and “The Goldbergs.” First developed in the 1920s, this golf course-adjacent community sits between the Fox and Sony Pictures studio lots, making it an excellent spot for buyers in the entertainment industry. “Here you’re close to LA, Beverly Hills, Century City, but it still has a hometown community feel,” says founding partner of BGG Real Estate Group Ben Bellett, a resident who has been in the business for over 25 years. “No matter where in the world I go, this neighborhood calls me home.”

Homes
“The neighborhood is great for people who don’t want to be too far from Beverly Hills,” says Roger Perry, executive estates director of the Roger Perry team at Rodeo Realty. “It’s equivalent in price to south Beverly Hills, but you’ll get more land and a lot more square footage for your money.” In Cheviot Hills, quiet, sidewalk-lined streets are stacked with sophisticated single-family homes built mainly between the 1930s and ‘50s. There are no condos or townhouses. “This is a desirable neighborhood without a lot of inventory, so properties sell quickly,” Bellett says. In addition to more contemporary offerings, there are Spanish and Tudor-inspired homes, traditional Colonial Revivals and blocks of midcentury ranch-style homes. “There has been a lot of transformation in this neighborhood over the last 25 years,” Bellett says. “People are buying $2 million California ranches, tearing them down and building 6,000 square foot farmhouses; expansive modern Cape Cod custom homes.” Though there are no community building standards, Bellett says there has been a trend toward “demansionization.” Traditional ranch-style homes are priced between $2 million for a potential teardown needing updates and $4.5 million for something renovated. “Something big, new and fancy is going to be closer to $6 million to $9 million,” Bellett says.
Schools
Children are served by Los Angeles Unified, an above-average urban district graded B-plus by Niche. "My kids went to the local schools, and they're all very good schools here," Bellett says. "Our neighbors embrace the community schools and make it feel like a big family." Kids can start their education at Overland Avenue Elementary before moving to Palms Middle School, graded A and A-minus, respectively. Established in 1931, Alexander Hamilton is the country's 175th-best high school for the arts, according to Niche, which grades it A-minus. AHHS has five magnet academies, including the School for Advanced Studies, Business and Interactive Technology, Communication Arts, Humanities, and Music and Performing Arts.
Parks
There are tennis courts and pool access at the Cheviot Hills Recreation Center. Visitors to the rec center can attend classes in fitness, art or music. It’s an excellent place for a family gathering, with a playground for the kids and plenty of space for a barbecue. "This is where all the kids go to play little league games," Bellett says. Costumes are encouraged at the Halloween Festival, and the winter Holiday Showcase is something residents look forward to year after year. Next to the rec center, practice at the Easton-Rancho Park Archery Range or work on your short game at the Rancho Park Golf Course, a walkable, tree-lined course that surrounds the rec center and includes a driving range and golf academy. The Hillcrest Country Club has been operating for over a century and offers a more exclusive golfing experience.
Shopping and Dining
John O’Groats off West Pico Boulevard is a neighborhood hotspot and breakfast favorite. “On Saturday morning you’ll walk in there and socialize with neighbors for a half-hour while you wait for a table. It’s a whole big event,” Bellet says. For lunch and shopping, Westfield Century City is along Avenue of the Stars, just beyond the always buzzing Fox Studio Lot. The massive mall is home to Eataly, with top-notch restaurants such as Capri, which offers a robust menu of fresh, raw seafood reminiscent of the Italian coast. Spend the rest of the day catching a film, shopping or just exploring the more than a million-square-foot mall, which major department stores like Nordstrom anchor. For stocking up on groceries, a Vons supermarket is off National Boulevard in the Cheviot Hills Shopping Center. On Sundays, across Santa Monica Boulevard, shop for fresh produce at the Motor Avenue Farmers Market.

Transportation
Due to its proximity to Century City, Cheviot Hills is a natural landing spot for buyers in the entertainment industry. The neighborhood is 10 miles west of downtown Los Angeles, a drive that takes around a half-hour at rush hour. Cheviot Hills is bordered by I-10 and has easy access to I-405, which links it to the broader region. The residential neighborhood lacks public transportation access, though bus routes are a few blocks north along Santa Monica Boulevard. Los Angeles International Airport is just 9 miles south via Sepulveda Boulevard.
