South Louisville neighborhood on the edge of a natural treasure

Kenwood Hill sits at the edge of an expansive green space largely made out of old growth forest: Iroquois Park. A known destination for anyone interested in urban hiking or live music performances, there's plenty to do here. “Kenwood Hill is near Iroquois Park, which is the area's biggest attraction and one of the larger parks in town. In the fall, they do a big pumpkin festival, where basically you can drive through the park or walk through the park, and they've got all these pumpkins that have been carved and they've got lanterns in them,” says Barrett Goff, broker and founder of Allodium Real Estate. “It’s really spectacular, and it brings in people from out of state.” Kenwood Hill has also been drumming up activity with Colonial Gardens, a site adjacent to the Iroquois Park amphitheater, that features restaurants in former Colonial-era structures. The neighborhood is about a 4-mile drive from one of the most important sporting venues in the country, the Churchill Downs horse racing track. “Those are really the two massive attractions right there,” Goff says about Iroquois Park and the home of the Kentucky Derby. “It’s also very close to the airport. For young professionals who like to travel, this gives you pretty good access to the airport because it’s kind of in your backyard.”

Right along the edge of the popular Iroquois Park

The woods of the approximately 725-acre Iroquois Park can be explored on natural surface trails, which include just over 4 miles of horse riding paths. Among its plants is a tulip poplar thought to be the largest in the local park network. While the park features a myriad of popular amenities, one of its most treasured sites is its north end overlook. Those who hike to the spot can rest on the stone slabs and gaze at the distant Louisville skyline rising above the vast woodlands. The park’s other distinct amenities include an archery range and disc golf course. The Iroquois Golf Course on the north end offers an 18-hole layout spread across hilly and tree-lined fairways. Amenities geared more toward younger children include a sprayground surrounded by playground sets shaded with green canopies. Along the edge of Kenwood Hill’s easterns bounds, avid bowlers can battle it out at the Ken Bowl Lanes.

Can’t miss the Jack O’Lantern Spectacular

While it might seem unusual to pair these words, the woods of Iroquois Park throughout October turn into a Halloween wonderland during the annual Jack O’Lantern Spectacular. The forest becomes enchanted with the glows of thousands of creatively carved and painted pumpkins that visitors can admire during night time tours of the grounds. Joining the thousands of colorful jack-o-lanterns hung on the trees or stacked along the path are other artful fixtures like an octopus. And not all of the pumpkins are necessarily of the spooky variety. Many are painted with images of celebrities or famous characters, including one of the late Queen Elizabeth II.

Discover growing dining scene at Colonial Gardens

Colonial Gardens and its restaurants occupy the far northwestern corner of Kenwood Hill. “When that was developed and completed, that was a big draw to the area,” Goff says. “Before, that part of town wasn’t exactly known for its food scene and Colonial Gardens kind of helped improve that.” The space features some colorful fixtures like sculptures of animals that include a giraffe and black bear occupying a fence-enclosed gravel bed. The B.A. Colonial, which anchors this multi-restaurant site, maintains some of its space’s historic character through details like steel and wood beams and paint-chipped columns. The establishment’s menu includes Southern style deviled eggs and cajun pasta, both of which can be paired with cocktails like the signature B.A. Watson’s Bloody Mary or one of many bourbons. Other Colonial Gardens restaurants include the Hokkaido Ramen and Sushi Bar and the Costa del Sol, the latter of which serves a variety of Latin fare and plates that include fried plantains. For groceries, there’s a Kroger just south of the neighborhood on New Cut Road.

Cape Cods and ranch-style houses on tree-dense blocks

Tall and mature trees that include oaks, maples and pines line some of the neighborhood roads and surround much of the homes. Spacious yards front the homes, some of which occupy raised lots with retention walls. The common builds here are ranch-style houses — and variations like split- and bi-levels — and Cape Cods, some of which come with Craftsman and bungalow touches. Much of the houses date back to around the mid-20th century. Price points for many houses can go from about $150,000 to $250,000, with overall size and condition playing some role. Similar builds that either exceed 3,000 square feet or feature distinct traits like stone exteriors can go from just over $300,000 to $460,000.
