Waterfront living in Louisville
Louisville is a small East Tennessee city with more than 20 miles of waterfront land, much of which is undeveloped. “Everyone knows each other here. It’s a very neighborly atmosphere,” says Hannah Nelson, general manager at the local restaurant, Union Landing. The neighborhood sits between Maryville and Knoxville, allowing residents to live in a suburban small town with urban amenities close by. Residential streets in Louisville are less hilly than surrounding areas, allowing residents to look up at the mountains and out onto the Tennessee River. Roads are shadowed with tall pines and bald cypress, and the lack of sidewalks are reminiscent of Louisville’s history as a farming community.

Diverse architecture throughout Louisville
Homes on the southern edge of the neighborhood are within 5 miles of the water, and even these houses often have tributaries in the backyard. New traditional-style homes and Tudor mansions built during recent housing booms start around $800,000. Waterfront properties sit in the middle of the still relatively unsettled landscape and typically bear modern architecture. Homebuyers can also spot new colonial revivals on big acreages. Many homes come with docks, and sometimes, separate boathouses, tipping these prices over $1 million. More affordable ranch styles built in the mid- to late 20th century can be found in the neighborhood, often selling between $200,000 and $400,000. Open lots anywhere from $100,000 to $2 million often pop up in the market, allowing custom construction.
Marinas and green space in Louisville
The lifestyle in Louisville revolves around the river, and there are plenty of parks and piers where residents can launch boats or take a swim. Louisville Point Park is a piney waterfront area with a playground on a peninsula that juts out where the Taylor Branch of the reservoir flows south. The Louisville Landing Marina is a mile farther downriver. The Poland Creek Campground and Rec Center is a boat launch and 34-site campground in an inlet in the middle of the neighborhood, and Beal Park has a paved loop trail along with a dog park.

Good company at Union Landing and shopping in Maryville
Louisville’s only restaurant, Union Landing, is a dockside dive highly rated by locals. The spot has a large outdoor area, occasionally featuring live music and lawn games. It also hosts weekly events, such as trivia and karaoke on a stage. “We’re a family-owned business, and we strive to make everybody feel happy and comfortable here. We have boat parking as well, so people come off the water and stop by,” Nelson says. Aside from a nearby Dollar General, residents of Louisville often drive 7-8 miles southeast into Maryville for big-box stores such as Target, Lowe’s, Home Depot and Kroger. Locals can also travel across the Tennessee River via the James E. Karnes Bridge to get to Northshore Town Center, which features a Publix and fast-food options.
Large public school district educates Louisville students
Blount County School District serves Louisville and over 10,000 students. Middlesettlements Elementary is within 10 miles of most residential areas and rates a B-plus on Niche. Children can then head to Union Grove Middle, which scores a B, and William Blount High, which earns a B-minus. William Blount is known throughout Knoxville for its football program. Other sports range from tennis to bowling, allowing students to choose from many different athletic teams.

Getting around Louisville and East Tennessee
Maryville is about 7 miles southeast, and downtown Knoxville is about 16 miles northeast. The neighborhood is near Interstate 140, which runs throughout Blount County, and Route 129, a popular highway throughout East Tennessee. Louisville sits right next to the McGhee Tyson Airport, allowing residents quick access to domestic flights.
