Easy-going and sublimely residential, Kings Park is a long-standing neighborhood in southwest Lubbock. Although the community is bordered by the bustling streets of 82nd Street and Quaker Avenue, the tall trees and quiet streets of Kings Park invite homeowners to step back and enjoy a slower pace of living. The neighborhood is close to several shops and big box stores, as well as UMC Urgent Care and several medical offices. The western edge of the neighborhood connects to several paved walking and jogging trails at Bill & Ann Miller Park, where many residents go for morning walks.

Mature trees and '80s-era homes
A mix of new and old homes dot the tree-lined streets of Kings Park. Although many homes were built in the 1980s and 1990s, some new custom builds have popped up in the past 10 years. Homes often have classic brick or stone masonry sidings and elements of traditional and Craftsman-style architecture. “It’s an established neighborhood, so homes typically range from $400,000 to $800,000,” says Jennifer Busbea, a broker associate at Halley Road Real Estate. “The homes in Kings Park are large, like 3,000 to 6,000 square feet. They also have large lots and mature trees.” Prices start between $435,000 and $600,000 and increase with additional space and renovations, with larger remodeled homes often fetching $600,000 to $900,000. Homes adjacent to Clifford Andrews Park with views of the lake can range from $250,000 to $450,000, and custom homes can range from $500,000 to $685,000.

Sprawling green space at Clifford Andrews Park
Clifford Andrews Park lies on the eastern edge of the neighborhood and is a great spot for quiet contemplation and communing with nature. The park also has a playground and a lake, where residents can walk, fish or let their pups go for a swim. Just outside the neighborhood is Bill & Ann Miller Park, which has paved walking trails, a playground and ample green space for picnicking and playing.
Clifford Andrews Park, located in Kings Park, features a popular lake that attracts fishermen.

Several big-box stores and national retailers, including Walmart and T.J. Maxx, are in the neighborhood or nearby. Locally owned Hayashi is Lubbock’s leading Japanese steakhouse and sushi bar, serving traditional Japanese cuisine and specialty cocktails. The Kingsgate Center shopping plaza has 30 shops and restaurants, including Corralito Steak House, a regional franchise specializing in steaks and traditional Mexican food.
