A unique lakefront college-adjacent community
With plenty of restaurants and access to Lake Mendota combined with strong schools and extensive shopping, Eagle Heights Assembly is not one’s typical college-adjacent town. The neighborhood is nearly a mile from the University of Wisconsin-Madison’s medical campus. “This used to be an area that was only known for being where a lot of the professors live, but we have a lot more going on,” says Administrative Services Manager David Sykes, a member of the adjacent Shorewood Hills community. “We have marina facilities where people can store boats, fishing piers and a nice commercial district on University Avenue.” Most residences in this community are student housing apartments, except for The Cove, a luxury condo tower on the lake’s edge, and fewer than a dozen homes on the southwest side. While the student housing is not on the lake, the closest units are no more than 300 feet from the water’s edge.
K-12 and beyond in this college town
Education is a theme in Eagle Heights Assembly that extends beyond the influence of the nearby University of Wisconsin-Madison. “Students are exposed to a lot of cultures at a young age because of the visiting international professors bringing their kids to Eagle Heights,” claims Sykes. Students enter the Madison Metropolitan School District, one of the highest regarded in the state, beginning at Shorewood Hills Elementary School. Shorewood Hills holds an A rating on Niche and was recognized by the United States Department of Education as a 2017 Blue Ribbon School. They then move to the A-rated Hamilton Middle School. Teens attend West High School, which holds an A-plus rating on Niche and was named the eighth-best public school in Wisconsin in 2023. The West High Rocket Club placed first at the American Rocketry Challenge in 2009, 2012 and 2019. Unsurprisingly, students may apply to the University of Wisconsin-Madison, whose medical campus is less than a mile east.

Apartments, condos and homes are available in Eagle Heights Assembly
Mature trees line the narrow, winding roads of Eagle Heights Assembly, providing plenty of color during the fall months. Student housing forms a cluster in the neighborhood’s center, around which dense pockets of trees fill the otherwise empty space. With just over 1,000 unfurnished apartment units, Eagle Heights’ student housing offers students the chance to live within walking distance of the lake while remaining less than half a mile away from the medical campus. “Eagle Heights has a ton of diversity with graduate students, international students, and even visiting professors,” says Sykes. The roads leading to the apartments have flat sidewalks that make the area extremely walkable, and there is plenty of green space for dog walking. Two-bedroom condos are an alternative for those looking to buy, fetching between $450,000 and $600,000 for about 1,200 square feet. If waterfront views aren’t a dealbreaker, buyers can opt for a four-bedroom home farther inland. For $1 million to $1.5 million, buyers can settle into a contemporary or Tudor Revival-style home that’s still walkable or bikeable to the water’s edge.

Exploring Lake Mendota or planting something in the gardens
Lake Mendota isn’t the only spot for an outdoor adventure. Raymer’s Cove at Lakeshore Nature Preserve is a secluded little spot with a wooden staircase descending onto the beach. The area has over 12 miles of hiking, biking and dog walking trails. There are also access points for canoes and kayaks to launch onto Lake Mendota. The lake is a great place to spend a summer afternoon boating or scuba diving. Anglers will enjoy trying their luck at the northern pike. Eagle Heights Community Gardens offers a more terrestrial experience, welcoming all green thumbs to reserve a plot of land and watch their vegetables grow. Golfers can check out the scenic Blackhawk Country Club, which offers a Junior Golf Program for kids.

Coffee, pizza, and curry are all nearby options
Nearby restaurants are locally owned and casual. Ancora Café & Bakery has quality brunch options like eggs benedict and avocado toast, with specialty lattes to start the meal. For another breakfast option, La Brioche True Food has fluffy crepes, breakfast tacos, and savory breakfast tacos. Locals flock to Thai Basil for authentic Thai entrees like pumpkin curry and salmon panang curry. When it comes to pizza, Novanta is a neighborhood favorite, especially among students. Groceries are available at the Fresh Mart and Metro Market along Locust Drive, about half a mile from the neighborhood’s southernmost apartment unit. For everyday household needs, Target on University Avenue has the residents covered. Shoppers will be delighted to find all the retail options at Hilldale Shopping Center. The open-air mall has local boutiques and nationally recognized outlets. Take a break from shopping at the movies or enjoy one of Hilldale’s festivals like Hilldale-O-Ween, a costume contest with live music and a scavenger hunt.

Issues with Lake Mendota's water quality
According to RiskFactor, living in the greater Madison area means assuming a moderate risk of flooding and fires. Other inclement weather conditions are minimal. That said, water pollution has been a major concern for Lake Mendota. In recent years, Lake Mendota beaches were shut down at various points due to an elevated presence of E. coli and/or Cyanobacteria produced by excessive amounts of algae. 2018 was a high point for lake closures, with 78 days of total shutdown reported.

Getting to campus by bike or Downtown by bus
Students have an easy time biking the short distance east to the University’s medical campus. That said, the apartment complex at the neighborhood’s heart offers dozens of parking spaces for cars. The four-mile drive into Madison takes anywhere from 12 to 22 minutes by car, the latter value reflecting rush hour traffic. Three bus stops populate Eagle Heights Drive from east to west, which are walkable for student renters. It takes the Madison Metro 28 minutes to traverse the four-mile stretch into Downtown Madison during regular and rush hours.
