“Good bones and good vibes” in established east side suburb
Walking through Rolling Meadows on Madison’s east side is like strolling backward through time to 1960s and ‘70s suburbia. Neatly spaced homes sit on spacious lots, surrounded by manicured lawns and front garden beds. “It’s in a great location right off Milwaukee Street, which is a busy main road, but the neighborhood itself remains quiet,” says Evans Fomunyoh, the founder and owner of Lane Estate, LLC, who owns property in Rolling Meadows. That peaceful atmosphere is a large part of the neighborhood’s appeal. “It’s got the good vibes of a very traditional suburb,” Fomunyoh says. “It’s a great mix of old and new. The neighborhood has good bones; the good parts of it have been preserved, and those that needed some love have been updated.”
Ranch-style homes amidst tall oaks
Ranch-style and split-level homes are the main designs in Rolling Meadows. While the home designs may be similar, residents have made individual marks on the properties. “It’s nice because you see all the fun, unique things people have done to their houses,” says Ali Kane, a broker associate with Stark Company Realtors. “And the trees are amazing.” The oak trees throughout the neighborhood are as established as the homes, dappling the quiet streets and sidewalks with shade. “It’s less expensive than the west side of town,” Fomunyoh says. “It’s a hidden gem.” Prices range from $320,000 to $420,000 and are typically lower than the Madison average for single-family homes. Condos range from $240,000 to $270,000.

Personalized Pathways program provides practical experience at La Follette High School
Young students can attend Kennedy Elementary, which earns a B-minus grade from Niche. Whitehorse Middle also earns a B-minus. La Follette High School, whose nickname is the Lancers, earns a B. Lancers can choose from two “Personalized Pathways” programs at La Follette: Health Services or Information Technology & Communication. These programs are designed to give students practical, hands-on experience in the two fields. Students can also choose from a list of more than 30 clubs and extracurriculars.

Plentiful bus stops and a short trip to Interstate 90
Rolling Meadows is about 7 miles from downtown Madison. Madison Metro Transit bus stops are scattered along Milwaukee Street and interior residential streets. “Being on the bus line is a big draw,” Fomunyoh says. “Riders can easily get to where they need to because there are so many stops within walking distance.” Interstate 90 is accessible from Milwaukee Street, as is U.S. Highway 51, a major east Madison thoroughfare. UW Health’s East Madison Hospital is 6 miles north, and the Dane County Regional Airport is about 5 miles northwest.
Amazon has a delivery station warehouse on Milwaukee Street. “Amazon is a big employer in the neighborhood,” Fomunyoh says. “People here love that it’s a quick commute just down the street.”

Disc golf course at Hiestand Park
With six public parks within a mile of most Rolling Meadows homes, residents enjoy easy access to the outdoors. Portland, McGinnis and Kingston/Onyx Parks are all in the neighborhood and offer playgrounds and sports fields. Hiestand Park, just north of Rolling Meadows across Milwaukee Street, has an 18-hole disc golf course, one of only two in Madison. Hiestand also has one of the best sledding hills in town, according to the Rolling Meadows Neighborhood Association website. “The parks are a nice feature, for sure. Not every neighborhood is so close to so many of them,” Fomunyoh says. “Families are always out together, walking their dogs, letting their kids run around on the playground. It gives the community a friendly vibe.”

Cottage Café packs in the diners at breakfast
Residents can stick close to home by shopping at Woodman’s Food Market. The store, one of a small regional chain, is just over a mile west across U.S. Highway 51. The Rolling Meadows Shopping Center is home to Misty Mountain Games, the Antiques Mall of Madison and several chain restaurants. For a local diner, residents rave about the Cottage Café. “Cottage Café, man,” Kane says. “You got to give that greasy spoon a shout-out. It’s so inexpensive, and it’s packed for breakfast.”

Neighborhood events planned by Rolling Meadows Neighborhood Association
The Rolling Meadows Neighborhood Association is a city-recognized neighborhood association, which can be joined for a fee set by the board of directors. It plans events throughout the year, and some past favorites included a prairie clean-up, an ice cream social, neighborhood cookouts and a film screening at McGinnis Park. The Dane County Farmers Market is a destination in downtown Madison, with vendors surrounding the Capitol building on Saturday mornings.
