Sudley is a neighborhood set among a historic backdrop and stuffed with modern conveniences, but the appeal isn't limited to its great parks, major retail scene and multiple options for commuters. “People choose Sudley to maximize what they can afford,” says Realtor Erin K. Jones with KW Metro Center. “Sudley is the first neighborhood in Prince William County, and prices do drop once you cross the county line versus Fairfax County next door. You’re also going to get a lot of townhouses in the area, which helps homebuyers on tighter budgets.”
Townhouses are certainly abundant in the neighborhood, and house hunters can scoop up a three-bedroom unit starting around $300,000. Of course, you can find plenty of single-family homes, too. Many were built in the 1970s and 1980s, in styles like ramblers and split-levels, on lots that line wide streets with sidewalks on either end and numerous cul-de-sacs. Single-family homes start in the low $400,000s and can go as high as $600,000, depending on size and condition. Some subdivisions offer amenities, like Stonington, which has a pool and several small playgrounds.
Students attend Prince William County Public Schools like Sudley Elementary School, rated C-plus by Niche, Unity Braxton Middle School, rated C by Niche and Unity Reed High School, rated B by Niche. Among many specialty programs at Unity Reed High, students interested in aviation careers can apply to the Aviation Maintenance Program and learn from industry professionals.

Of course, Manassas National Battlefield Park is just on the other side of Highway 66, where history buffs can learn about the two Civil War battles fought in the fields. On rainy days, Skate N’ Fun Zone is the roller rink you’ve been looking for since the ’90s.
The intersection of Route 234 (Sudley Road) and Sudley Manor Drive has retail packed into every corner. Bull Run Plaza offers many conveniences like Giant Foods, Ross Dress for Less, Petsmart and Five Below. Dining options include fast-casual restaurants like Subway and America’s Best Wings, while Logan’s Roadhouse serves up heartier meals like steaks, pork chops and meatloaf; order their Roadhouse Specials ahead of time for take-and-bake meals that feed the whole family. The Sudley Manor Square shopping center even has an Amazon Fresh grocery store. You can check out with a cashier if you’d like, or if you have an Amazon account, just scan a QR code and walk right out of the store with your groceries — they’ll charge your Amazon account for whatever you leave with. For more serious shopping, Manassas Mall is just a mile away.
Other details potential homebuyers should know: The nearest hospital is UVA Health Prince William Medical Center, within 3 miles of most homes. Dulles International Airport is the closest airport, within about 20 miles. Commuting is convenient, too. “Sudley has a great location,” says Jones. “You can easily get out to Highway 66, the main thoroughfare through the western part of Virginia, and they just added Express and HOV lanes.” Whether you’re commuting to the District daily or a homebody through and through, the recreation, retail and accessibility of Sudley shouldn’t be overlooked.
