Hamptonburgh, 70 miles from New York City, is a small area on the outskirts of Maybrook in New York. “It’s a rural community,” says Brian Caplicki, a local associate broker with Keller Williams Realty Hudson Valley United. “It’s honestly the best-kept secret in the county right now.” The taxes are low, and it has beautiful farmlands, adds Caplicki. Hamptonburgh is also surrounded by roadways leading to nearby municipalities and shopping centers, making the town feel secluded but not isolated. Those moving to the area may work in Manhattan but crave the country's open spaces and lower housing prices. “It’s an hour north of New York City, so it’s a great commuter location,” says Caplicki.

Commuters use U.S. Route 6 to get to NYC

State Route 17 and Interstate 84 lead shoppers to malls in Middletown, while U.S. Route 6 leads commuters into New York City. Trains from the Campbell Hall train station go as far as Secaucus Junction in New Jersey, where commuters board trains to Penn Station, arriving in Manhattan in under two hours. Evening academy at Washingtonville High

Hamptonburgh is served by three school districts: Goshen Central School District, which receives an A-minus from Niche; Washingtonville Central School District, which gets a B-plus; and Valley Central School District, which also receives a B-plus. Washingtonville Central School District serves the majority of Hamptonburgh residents. The district also participates in open enrollment, where students from outside the district may attend district schools. Taft Elementary School receives a B-minus, and Washingtonville Middle School gets a B. Washingtonville High School receives an A-minus and offers an evening academy to assist students behind on schoolwork.

Private and public golfing in Hamptonburgh

Organized into four gardens, the trees and flowers of the Orange County Arboretum are displayed in vibrant, well-manicured arrangements surrounding fountains, art pieces and wooden trellises. The arboretum aims to educate visitors on the relationship between plants and their habitats. Besides the arboretum is the Thomas Bull Memorial Park, which has an open greenspace for picnics and a playground. Next door is the Stony Ford Golf Course, an 18-hole public course offering golfing lessons and tee times throughout the week. For private golfing, The Country Club at Otterkill also has an 18-hole course, a private dining area serving lunch and dinner and a pool. Religious services are held at Peoples Regular Baptist Church, First Presbyterian Church of Hamptonburgh, St Andrew's Ukrainian Catholic Church and other houses of worship in the area.

Local produce from Roe's Orchard and a weekly farmers market

The Galleria at Crystal Run in Middletown has a few restaurants but is mainly made up of department stores like Target and JCPenney; across the way, the Shoppes at Orange Plaza has several chain restaurants like Chipotle and Auntie Anne’s, with a few retailers such as Ulta Beauty and Ross. Other shopping centers and strip malls crowd around the plaza and galleria, providing vast retail and dining options. Within Hamptonburgh, the Horse & Sulky Pub & Grill is a locally owned restaurant serving American pub food in a casual setting. Six miles away, Roe's Orchards sells seasonal produce. For more variety, the Orange County Government Center hosts the Goshen Farmers Market every Friday from May to October. Groceries are available at ShopRite, 8 miles away, in the Chester Mall.
