Up-and-coming neighborhood near Downtown Memphis

Binghampton began as a small railroad town anchored by industrial development, but today, those industrial buildings display vibrant murals and are home to a lively retail corridor along Broad Avenue. “This area is really on the rise,” says Linda Sowell, the Principal Broker of Sowell Realtors who has been selling homes in the area for over 40 years. “Since they developed on Broad, a lot of people are coming in. It’s somewhere you can buy in and expect to see an increase in value.” Located just 5 miles from Downtown Memphis, the community continues to grow as a residential enclave offering proximity to the city’s urban amenities.

Traditional homes and new construction

Sidewalk-lined streets feature a variety of single-family homes, reflecting the neighborhood’s development over time. “It’s mostly older homes, but there are a few newer homes sprinkled around,” Sowell says. “It’s a place where you can buy a home and renovate it to make a profit.” Most homes sit side-by-side on modest lots with an average size of about 7,400 square feet, and homebuyers can find two-bedroom cottages starting at around $150,000 or three-bedroom bungalows with spacious front porches for about $150,000 to $235,000. New construction includes modern farmhouses with neutral exteriors and open floor plans, with prices starting at around $270,000.

Locally owned shops and restaurants on Broad Avenue

Originally the main street of Binghampton, Broad Avenue is now a vibrant commercial hub. The street is anchored by the Broad Avenue Arts District, where an eclectic collection of locally owned restaurants and boutiques sit side-by-side. Favorites for dining include farm-to-table restaurants such as Bounty on Broad, breweries such as Wiseacre and casual eateries such as Broadway Pizza, known for its Memphis-style pies and Elvis memorabilia. Residents can browse the work of local artisans at shops such as Bead Couture and Mbabazi House of Style, or venture off the street to Society Memphis Skatepark and Coffee, an indoor skatepark and café. While there are no grocery stores in Binghampton, the neighborhood is about 2 miles from the Poplar Plaza shopping center, which includes a Kroger.

Festivities at the Broad Avenue Arts District

Locals gather at the Broad Avenue Arts District for a variety of events, including the Broad Avenue Art Walk. The festival is held each fall and features live music, food from local vendors, an artist market and interactive activities for all ages.

School choice in Shelby County

Children in Binghampton attend the Shelby County School District and may begin their education at William H. Brewster Elementary School before moving on to Treadwell Middle School. Both schools earned a C from Niche. Teens are zoned to attend the nearby Central High School, which earned a grade of C-plus and offers students a College Preparatory Optional Program that includes several honors and Advanced Placement courses. The county follows a General Choice Transfer process, meaning that students can apply to attend other public schools outside of their assigned pathway. The neighborhood contains several options, including East High School, a public charter school known for its T-STEM Academy.

Green spaces and active community center

There are several green spaces scattered throughout Binghampton, including Robert Howze Park. The park has a half-mile paved walking trail, six lighted basketball courts, a ballfield and a playground for kids to explore. For more recreational opportunities, The Lester Community Center is on-site and features a gymnasium, dance room, outdoor pool and more. The center is set to undergo major renovations in 2024 and will include an indoor swimming pool, walking track and a new basketball court. Locals of all ages can also join indoor soccer leagues at the neighborhood’s Greenfield Arena.

Multi-use trail and nearby thoroughfares

Residents have easy access to the Hampline, a 2-mile-long pedestrian and bicycle corridor that extends along Broad Avenue into Overton Park. The neighborhood is centrally located between I-40 and I-240 and residents are about 7 miles from these major thoroughfares. Route 53 of the Memphis Area Transit Bus makes several stops along Summer Avenue, making it easier for locals to get downtown. For longer trips, the Memphis International Airport is less than 10 miles south. There are also two active passenger rail lines that cross through Binghampton. “You get to the point where you don’t notice them anymore,” Sowell says.

Nearby university and community library

Binghampton is less than a mile from Rhodes College, a private liberal arts university. The college has 21 athletic teams that compete in the NCAA Division III conference and residents are just minutes from their facilities. The community also gathers at the Benjamin L. Hooks Central Library, which houses books, computers, a recording studio and more.
